PERFORMANCE BOND REMINDERS:
Distillery Square — The current owner will be coming in on the 12'' to finish up the paperwork.
Sorensen sent him the revised numbers. He also added in a clause that said we would release the
funds to him when either we get the work completed or receive a bond for the full amount.
OLD BUSINESS:
Vision Clinic — 580 N Meridian; new medical office. There are some issues with the skylights under
building code. It is tied to the fire sprinkling requirement. If they choose not to sprinkler, it restricts
what they can do with the skylight. It would limit them to 100 sq. ft. They can do more than one,
but they would have to separate them by at least four feet. They have an aluminum frame system that
they want to use. They will either have to redesign it or sprinkler the building. Public Works has
approved this. Sorensen asked if their approval included their recent adjustments. Tabler will check
on this. This will be on the agenda for next week.
Glacier Bank —180 Commons Loop; drive-thru lane. Final plans have not been submitted showing
the handicapped parking additions, among other things. This will be on the agenda for next week.
Glacier High School — 375 Wolfpack Way. Public Works is still waiting to hear from their engineer.
This will be on the agenda for next week.
My Place — 755 Treeline; new hotel with 4 floors/85 units. This is the western most lot of Treeline
Center. Sorensen sent comments to them but has not heard back from them. They will be going to
ARC on June 12''. Public Works is ready to approve this, and will be sending their approval letter
out. Parker stated they designed this to the 2015 code standards, so he is waiting for a resubmittal to
the current standards. This will be on the agenda for next week.
Treeline Retail Center — 635 Treeline; new retail. There will be two restaurants and an office. They
will have two drive-thru lanes that go around the building. Sorensen sent them our comments
regarding circulation, the three parallel parking spaces along the one-way drive-thru, and the property
line through the drive-thru with no cross easements. Parker spoke with them about some issues also.
Public Works is currently reviewing this project. This will be on the agenda for next week.
NEW BUSINESS:
Old Merganthaler Building — Center St. The CUP for the HVAC business was approved through
City Council. They have submitted a partial submittal for ARC today. We can probably get going on
this through Site Review next week.
PLANNING OFFICE ITEMS: Jarod will send out referrals to get some comments.
Meadows Edge —This was approved at Monday night's City Council meeting. This is fora 110 acre
subdivision on Three Mile Drive.
HVAC — Their CUP was also approved.
Montana Base Camp - RV Park — S of alternate bypass - 330 RV spaces. The first phase will have
62 or 63 spaces.
Previously Valley Ranch — A PUD was submitted for just under 100 acres. N of Kalispell North
Town Center and S of Ponderosa.
OTHER REPORTS:
Kalispell North Town Center - They want to put all of their landscaping in primarily where their
subdivision is. Rose Crossing will be extended east soon. They were hoping they wouldn't have to
do the trees along the road. We could do an agreement as long as the trees get put in in the future.
Nygren will talk with Fincher about it.
Beauty & Nail Salon — at 3rd Ave E & 2nd St E — Parker stated there will be a small change to the
layout and rest room update. They may repaint the outside.
Northland Subdivision — Tabler stated that Public Works has finished their review of Phases 5A &
5B of this subdivision.
Northwest Drywall — Porch Construction is doing this project in the Rail Park. They had some
questions as to the landscape requirements at the entrances coming off of Oregon Street. This would

just be the standard street profile and go through ARC. We are building the street, so they would just
need to do the additional parking lot. Nygren believes we do the sidewalk and landscape with that
project.
