PERFORMANCE BOND REMINDERS:
Green Nissan - Sorensen spoke with Marc Leichti from APEC yesterday. He will be sending the
Engineer Assessment that Sorensen will plug into a modified PIA because we're rolling that into
some of the Hyundai items as one big project. He will run it past Public Works.
OLD BUSINESS:
Town Pump (south) — 2950 Hwy 93 S; fuel island/canopy expansion. They are getting their
electrical service figured out. They are looking at adding parking along the south of the proposed
canopy, providing 12-14 spaces. Sorensen is uncertain as to how much paving would alter what
Public Works' calculations are for stormwater. Tabler stated they will need to take that into account
and verify it. They will need to provide Public Works with some information on this. They showed
us a proposed boundary line adjustment that would take a property line and zig zag it through the
canopies. They may just consolidate it. Because of the casino in there, they would like to put in a
larger C store/casino back further off the road. They may leave the existing building as a casino
building and then do a convenience store in the back, if that's what they need to do to maintain their
grandfather status. They will do what needs to be done to keep the casino. We may need to have a
discussion about the PUD and the existing casino. This will be on the agenda for next week.
Vision Clinic — 580 N Meridian; new medical office. They will be sending an updated site plan soon.
This will be on the agenda for next week.
Glacier Bank —180 Commons Loop; parking lot expansion. Haskins sent out comments yesterday
for their first review. No landscape plans or lighting plans have been submitted. This will be on the
agenda for next week.
School District 5 Projects —Peterson, Flathead High School, and Glacier High School. They have
submitted the agency exemption for all of these projects except for Glacier, but have decided to opt
into the Site Review process. The agency exemption would not require them to go through a zoning
review.
Glacier High School — 375 Wolfpack Way. Nothing has been received back yet on Public Works
storm sewer questions. Landscaping is still being discussed between them and Fincher. Storm sewer
questions were send out by Public Works but have not received any response yet. This will be on the
agenda for next week.
Flathead High School — 644-4d' Ave W - addition. Tabler is waiting for them to respond to his
building and parking comments. He will contact them. Building has completed their review. This
will be on the agenda for next week.
Peterson Elementary School — 1119-2nd St W. Public Works has not yet received any responses
from their engineer regarding stormwater. This will be on the agenda for next week.
NEW BUSINESS: None.
PLANNING OFFICE ITEMS:
707 West Center Street — (old Merganthaler building) They have a CUP application for HVAC
going in. This is zoned B-3. We will need some conditions on outside storage and screening. They
will also need to improve their parking, sidewalk, and landscape boulevard as conditions. The right
door is going to be closed with siding, and the west side will have a smaller garage door. They have
ADA parking shown in front, but this is not in compliance with City standards. They will be paving
the lot, have a storage area, and screening. They will have sidewalk, curb, and gutter. Serious Ju Ju
(skateboard ministry program) will be in the back of the building. The front site will be a mechanical
area with an office on the right side, and they will be putting in some bathrooms. The screening is for
the HVAC system.
Meadows Edge PUD — for 110 acres northwest of Rockwood. Nygren is waiting for their Park
Plan. If you have any comments on this project, please send them to him.
Aspen Creek — this has been bumped a month with a possibility of rezoning.
OTHER REPORTS:
Rail Industrial Park — Fuel Center for preliminary comments. Approaches were requested by the
City. Rohweder stated this project will be at the NE portion of the site. There will be one island with
two fueling stations. It will have curb and gutter with a 6' wide irrigated boulevard with trees. They

are proposing two entrances with 60' approaches, both with curb and gutter, keep it irrigated, but
have shrubs instead of trees to help with vision when the trucks come in or out; or moving their
irrigated landscape over to the CHS main site in front of their office and seed building. Rohweder
will call Fincher on this. Public Works met with them yesterday, and are okay with the two
approaches. Even if it's concrete in between the two approaches, Tabler stated we will probably still
treat it as a boulevard for a snow removal area. The concrete island will help separate the road from
this fueling area. Dedman will review the table regarding the tank sizes. They hope to break ground
in the spring of 2019.
Treeline Center — 3 tenant building in the NE corner. Here for preliminary comments. Peppmeier
stated that the Old Reserve side has a buffer with screening for a drive-thru lane. They will have extra
parking. The other tenant will have a pick-up window only. They will need at least three stacking
spaces for each drive-thru. They will need to show how the three lanes will function and how they
will flow. They will need signage and stripping for the one-way area. Solid Waste service for this
location will be through Evergreen Disposal. The BPA will not allow any trees, but they could put in
low shrubs. The hotel will be coming in first. ARC will have more specifics for this project.
