PERFORMANCE BOND REMINDERS: Northwest Family Medicine — 70 Village Loop. Their bond expires May 17''. They still need a stormwater test. Parks is okay with their landscaping. Sunrift Brewery —No paving has been done on site. They have a prior 5-year Letter of Credit based on ROW improvements. Their landscaping beds are in but no landscaping materials have been planted yet. A bond is needed to cover the paving and landscape materials. Spring Prairie 4 — their bond has expired. They still have landscaping to complete, including the berm in the back. Fincher will complete the form with the bondsman to extend this bond. OLD BUSINESS: Town Pump (south) — Fincher wants to hold onto this until Public Works gets a chance to approve their curb cut that they are going to provide and the material they are going to use. Tabler will contact their engineer regarding possibly paving this. Sorensen has not heard back on their relocated parking. This will be on the agenda for next week. KRMC Patient Corridor Addition — by the ER entrance. Tabler stated their engineer sent in calculations on their drainage. No parking analysis has been received yet. This will be on the agenda for next week. Panera — 2240 Hwy 93 N; new restaurant near the south end of Spring Prairie 4. Updated plans and comments came in yesterday. No response to our pre-treatment grease interceptor comments. This will be on the agenda for next week. Vision Clinic — 580 N Meridian; new medical office. They are waiting to go through ARC. They need to update their civil plans. We are waiting for resubmittal to Public Works and to Parks. This will be on the agenda for next week. Glacier Bank — 190 Commons Loop; parking lot expansion. Tabler stated we are waiting for calculations on their stormwater. There has been no full submittal received to proceed. We are also waiting for landscaping plans. This will be on the agenda for next week. Courtyard Apartments —1842 Airport Road; remodel and addition of existing four units. Addition for laundry room and clubhouse. Their sheds may need to be moved because of the flood plain, or they may leave them there and upgrade them. They will need one additional handicapped space on the west side. Water quality may be required for their site because of the addition. Haskins will contact them to discuss stormwater. This will be on the agenda for next week. Grease Monkey — Treeline Road; new oil/lube shop in Treeline Center. Their request for Final Plat came in yesterday. Haskins cannot sign off on their easements because their utilities are not in place. They also have landscaping issues. They still need the Post Office to sign off. There is a shared parking agreement for this area. They know that the Building Permit will not be issued until it is Final Platted. This will be on the agenda for next week. NEW BUSINESS: None. PLANNING OFFICE ITEMS: Crossings at Spring Creek — located on Two Mile Drive — 324 unit apartment complex. Their request for annexation and conditional use permit passed through the City Council Meeting this past Monday. There was extensive discussion at that meeting regarding sidewalks. We will need to meet on this. Two Village Loop Subdivisions — Nygren talked with them about their Preliminary Plats. Rockwood Ranch PUD — A big project southwest of Spring Creek, in between Three Mile and Two Mile. This will be going to a Work Session. They submitted an application to annex 90 acres into the City with a PUD. Phase 1 will have 48 units in the middle of the project. OTHER REPORTS: RV Park — south of Gardner's, located near southernmost bypass roundabout. Smith stated looking to contain their costs, they have changed their Phase 1 where the utilities access out to the highway and where the first batch of RV pads would be. We had asked previously how they will do a Master Plan and how do you get that connection down to Ashley Meadows. They are proposing to dedicate 60' of ROW off the edge of the property to the City for construction of a future road. Siderius' addition of property on the southern boundary was discussed. Utility easements were discussed. Sorensen stated that the Siderius' need a comprehensive plan that involves a Planned Unit Development coming through showing how all these different things come together. They need to come in with a full comprehensive plan of how to serve the entire site with both utilities and transportation access. Dedman states they would need a secondary access for the future projects, unless they limit the number of homes or sprinkler the houses. Our committee wants an overall Master Plan for all the properties, showing a phasing of the road coming in. School District 5 Projects — five elementary schools and Flathead High School. They have stated that they plan on taking the agency exemption for all of these projects, but none have been submitted yet. All of these projects will need reviews under other codes and they may opt to go through Site Review to coordinate things, but the agency exemption would not require them to go through a zoning review. Flathead High School — 644-4d' Ave W - addition. Public Works will probably not approve 5d' Avenue West being closed. They can do a temporary closure for moving some things around. Haskins spoke with their engineer about the crosswalk they are proposing. He asked them to make it a perpendicular crossing, then they will just relocate the ramp on the other side. Hedges Elementary School — 827-4d' Ave E. They will be doing an addition on the NE corner. Russell Elementary School — 227 W. Nevada St. They will be doing an addition on their playground. They will have some stormwater challenges. Elrod Elementary School — 412-3rd Ave W. This will be a gym addition off to the west. They will be building over some of the parking areas. Peterson Elementary School—1119-2nd St W. They will be adding a gym space to the east of the building. Edgerton Elementary School — 1400 Whitefish Stage. They will be doing a small addition to the front of the building. Sterling School —135 Glenwood; private school. They are moving forward with their project. They will be submitting updated drawings in 6 to 8 weeks. Sunnyside Road at Denver — They have a 1/z acre lot on the corner. There is a "no access" strip all along the north side of Sunnyside from 2001. Could access to Sunnyside be put in there? This is one of their questions. 3 Plan Review Project Tracker — Haskins did a spreadsheet. Sorensen explained what is available on the tracker and how to complete your review. This version isn't "live" yet. Jeff Claridge & Nick Casulus - multi -family up in the North Town Center by the armory. They also plan to purchase the 17 acres starting at Rose Crossing and do multi -family on the whole thing. Silverbrook — They are interested in putting in townhouses/cottages on the north boundary of Silvertip. This was originally planned for 120 townhouses and they are now looking at 220 multi- family units. FVCC — They are looking at putting on an addition to the Nursing Building.
