PERFORMANCE BOND REMINDERS: None.
OLD BUSINESS:
Great Northern Dental — 85 Village Loop; new office. This is where they needed to aggregate the
two lots. Tabler is still waiting for responses to our Public Works comments regarding the slope
stability. We discussed with Rob Smith last week the possibility of putting in barriers. This is
progressing forward. This will be on the agenda for next week.
Spring Prairie 4 (Shops 2) — 2244 Hwy 93 N; new tenant space. Tabler is still waiting for a
resubmittal. This will be on the agenda for next week.
Town Pump (south) — Tabler stated Public Works sent out approval with a couple of small
conditional items. They will need to show us that MDT has reviewed and approved their drawings.
Haskins will go get the occupancy permit submitted for the water main work. Tabler had them add
some detail to the water main connection where they are cutting into MDT's concrete. He would
also like to hear Fincher's comments in regard to creating the approach for the lift station. Sorensen
stated they will still need to show the relocation of some parking spaces and extending some paving.
This will be on the agenda for next week.
NEW BUSINESS:
Raymond James — 25 2nd Ave W; change of use to office. They are converting this from restaurant
to professional office. This is a change of use, and they will be removing the deck. They said there is
asphalt underneath it. Sorensen asked them for a detail on what is going on in that specific spot.
Otherwise, there will not be any site changes. This will be on the agenda for next week.
KRMC Patient Corridor Addition — by the ER entrance. McIntosh stated that this will connect the
Women's and Children to the ER with a patient transport corridor that can be private and secure.
They have doors and control sequences to make it patient sensitive transport that will not be open to
the public when they are transporting someone in an emergency situation. There are no parking
changes. Sorensen stated this is considered an addition onto the building that would primarily pertain
to the fire code with egress out of the courtyard. Tabler asked they show that their drywell is sized
appropriately, and include a detail for what they plan to use for that. This will be on the agenda for
next week.
Panera — 2240 Hwy 93 N; new restaurant. We did look at this preliminarily at ARC about a month
ago. Both of their approaches will need colored concrete. Their garbage location was discussed.
This will be on the agenda for next week.
PLANNING OFFICE ITEMS: February 13tb Agenda
Whitefish Stage Group Home — annexation and initial zoning (R-4) at 1373 Whitefish Stage Road.
Crossings at Spring Creek — located on Two Mile Drive — annexation and conditional use permit.
Southside Estates Phase 2 — Preliminary Plat. They will be going to the February meeting and will
ask for a variance regarding the condition to provide the ROW extension to the south.
OTHER REPORTS:
Jackola Engineering — 2250 Hwy 93 S; parking lot expansion. Property south of the existing
Jackola office. McIntosh explained their parking would have 18 foot spaces with 24 foot driving
aisles, along with added curb. They are also looking at modifying their trash enclosure. The setbacks
would be off the easement line. They will be adding some sidewalk to where the parking ends.
Future options were also discussed. Stormwater was also discussed. We'll need the parking analysis.
Bergman — residential development on South Meridian. Undeveloped area between the railroad
track spur and Meridian, with houses on the front. This is largely landlocked, unless you extend
Meridian Court down and do a connection into Second Street. There is an existing shop that they
plan to relocate. They would like to bring in a 20-foot driving surface with a 25-foot easement. They
would do three duplexes and then tie back into the alley. Tabler stated they will need to improve the
alley to a standard, paved alley. They will need to clarify that they can actually make the sweeping
radius as proposed, as we don't show ROW for that; we show it as squared off. His comments were
sent out on Friday. The NS easement and the northerly easement will have to have some utility rights
added to it, not just an access easement. They have three water main services proposed. Dedman will
need to determine if they will need a hydrant back in there or require sprinklering. Nygren has been
working with them. Please submit your comments to him.
