OLD BUSINESS:

Great Northern Dental — 85 Village Loop; new office. Public Works has signed off on this. They
are looking for an administrative adjustment for a reduction in the parking setback requirement; they
would like to put in as 6.5 or 6 feet. This is a zoning issue. The civil drawings show they will be
putting down some pin -down curb at the edge of the pavement. They turned in a draft of what their
new plat would be. Parker is still waiting for a response. This is passed through Site Review.
Spring Prairie 4 (Shops 2) — 2244 Hwy 93 N; new tenant space. Tabler is ready to send out an
approval letter. They will need an updated landscape plan. Sorensen needs some clarification on
their handicapped parking. Parker's final approved set did not have their approved elevations. The
bike path was discussed. This is passed through Site Review subject to receiving the updated
landscaping plans and site plans reflecting what we have approved.
Town Pump (south) — Their property line has two different zones. Public Works has approved this,
but are waiting for Fincher's response in regard to creating the approach for the lift station. Sorensen
stated they will still need to show the relocation of some parking spaces and extending some paving.
That could potentially make a change in what the storm drainage is, too, depending on how much
additional parking they put in. Parker has been waiting for electrical drawings from them. This will
be on the agenda for next week.
Raymond James Building — 25 2nd Ave W; change of use to office. They are converting this from
restaurant to professional office. This is a change of use, and they will be removing the deck. They
said there is asphalt underneath it. Sorensen asked them for a detail on what is going on in that
specific spot. Only the exterior of the building will be changed. The south side parking area is theirs.
This is passed through Site Review.
KRMC Patient Corridor Addition — by the ER entrance. McIntosh stated that this will connect the
Women's and Children to the ER with a patient transport corridor that can be private and secure.
They have doors and control sequences to make it patient sensitive transport that will not be open to
the public when they are transporting someone in an emergency situation. There are no parking
changes. Sorensen stated this is considered an addition onto the building that would primarily pertain
to the fire code with egress out of the courtyard. Parker will look at this. Tabler is waiting for
calculations from their engineer. This will be on the agenda for next week.
Panera — 2240 Hwy 93 N; new restaurant near the south end of Spring Prairie 4. Both of their
approaches will need colored concrete. They will have a drive-thru along the highway side. T. Jentz
asked if there is any buffering shown that would block headlights. There is some landscaping shown.
This will be on the agenda for next week.
NEW BUSINESS: None.
PLANNING OFFICE ITEMS: February 13tb Agenda
Crossings at Spring Creek — located on Two Mile Drive — annexation and conditional use permit.
Nygren will discuss with Dedman a phasing plan and possibly condition the access.
Southside Estates Phase 2 — Preliminary Plat. They will be going to the February meeting and will
ask for a variance regarding the condition to provide the ROW extension to the south.
Whitefish Stage Group Home — annexation and initial zoning (R-4) at 1373 Whitefish Stage Road.
Subdivision Application — Nygren stated an application came in for a two -lot subdivision east of the
PTA building.
Flathead Oral Surgery — They are looking at a lot on the south side of the PTA building.
Owl View — The Final Plat for Owl View Apartments (three lots) came in.
OTHER REPORTS:
Kay Jewelers — Spring Prairie 4 (in the middle). Parker noted they want to put in bollards. They
can't interfere with the accessible route and they can't interfere with parking. We are not sure where
they will want their bollards.
Habitat for Humanity — There is a flag lot off Northwest Lane, going up to the Middle School.
Habitat is planning to build two townhomes in there. It will need a Conditional Use Permit.
Sterling School — Mark Johnson called T. Jentz on this project. Their church board voted to move
forward on this. They want to go ahead with building the school, but keep their storm drainage ditch
next to the curb as they can't afford the storm drainage plan the City is requiring. They would like to
either not put in the sidewalk and pay cash in lieu, or put the sidewalk in on their property in an
easement. Extensive discussion was held. T. Jentz noted that the school is only for six students.
Tabler suggested Mr. Johnson contact Haskins and Turner about their request.
