PERFORMANCE BOND REMINDERS:
Henning & Keedy — An e-mail came in regarding their Certificate of Occupancy. Tabler stated this
is appropriate for what they have left.
OLD BUSINESS:
Great Northern Dental — 85 Village Loop; new office. Tabler will be sending out his comments
today. Smith noted that he turned in a new submittal a few weeks ago that addressed some of the site
stability issues. It is a new submittal that covers the parking lot regarding water retention, grading,
and water injection to some deep sand layers that were redone to deal with being on the edge. They
plan on putting some curbing in also, but it still meets the minimum number of parking spaces. They
may define the pond with some boulders. The Amended Plat still shows Lot A and Lot B, which they
will need to combined and abandon the extra sanitary sewer line stub in Lot 3A. The water is
Evergreen. This will be on the agenda for next week.
Spring Prairie 4 (Shops 2) — 2244 Hwy 93 N; new tenant space. Parker noted that their Building
Permit is basically ready regarding the building code review. New plans should be coming in soon to
Public Works. ARC had required some additional landscaping. Their garbage container location was
discussed. Where they are planning to put it in will not be accessible for City garbage service, so they
will only be able to use Evergreen Disposal. They also have sidewalk to add. This will be on the
agenda for next week.
Town Pump (south) — Updated civil plans came in. Tabler will be reviewing these. This will be on
the agenda for next week.
NEW BUSINESS: None.
PLANNING OFFICE ITEMS: February Agenda
Crossings at Spring Creek — Nygren is waiting for additional information on this. Sorensen
mentioned they will now only need a maximum depth of about 3.7 ft according to their updated
grading plan, and will need about half the amount of fill. The Notice for the floodplain permit will be
going out.
Southside Estates Phase 2 — They will be going to the February meeting and will ask for a variance
regarding the condition to provide the ROW extension to the south. Planning will work with Public
Works on the variance.
OTHER REPORTS:
Treeline Center Subdivision — off the bypass at the corner of Old Reserve. The first lot, Lot 3, is
for Grease Monkey and a carwash with Treeline Road being the access for it. There is a utility lot,
Lot 6, for stormwater. Their lot can be either concrete or asphalt. This will still need to go through
ARC. They will need 5% interior landscaping. They could do landscape islands. Kauffman noted
that they will need to do some mitigation/discussion on how they will access the vacuuming area.
They will have underground storm water retention. They will need a 20' setback from stormwater
facilities near the property line. They would have to request a deviation on the setback per Tabler.
Nygren asked about sidewalks for pedestrian connectivity. Parker noted they will need a sand and oil
separator for the carwash, and if there are any drains, we'll want to see that. The Building Dept. is
looking for geotechnical reports on all new buildings. Kauffman noted this has gone through 509.
Nygren stated this could go to Council for final plat in March.
Apartment Complex - East side of bypass at Three Mile Drive — multi -family project. Nygren stated
we would like the approach to be in the area by the MDT 30' strip. They could shift the garages west
to provide a 30' strip in there. We could require a road reserve dedicated to the City upon request.
Flathead High School — Tabler met with Morrison-Maierle on this. Sorensen stated they will need
to do an Agency Exemption but may still request to go through Site Review.
Hospital Transportation Corridor — by the ER entrance. They will need to go through Site
Review. Tabler stated it would mainly be courtyard improvements. We will need aparking plan from
them. There is a section of sidewalk that still needs to go in per the PUD.
