OLD BUSINESS:
45 — 6tb Ave W —just off of Center St called Distillery Square; convert existing space to retail. No
new development on this project. Clawson is going to have a status request letter sent to them. This
will be pulled off the agenda for now.
Lofts at Ashley — 2050 Airport Road near Teal; new 55-unit apartment complex. We are waiting for
information regarding landscaping and berming. Fincher is working with them on this. Their updated
plans show the handicapped space being moved, and that satisfied the Building Dept. This will be on
the agenda for next week.
RDO Phase 2 (Phase 1 was only interior work) — They will be remodeling the existing store. Tabler
sent an e-mail out this morning to Rob Smith from A2Z to see if he is still involved with this project.
They need to show where their handicapped parking will be. Freyholtz was asked if he knew
anything more regarding the commercial sidewalk along the highway and how the new MDT Policy
comes in to play, and he replied he did not. This will be on the agenda for next week.
Fresh Life — 3 1 — 2nd St E; addition to church. Fincher is waiting for details on their landscaping. All
zoning issues have been resolved. Public Works has been in contact with their engineer about their
stormwater plan, but needs something submitted along those lines. This will be on the agenda for
next week.
Fairgrounds — 265 N Meridian; ADA and bathroom improvements. Tabler spoke with their general
contractor for clarifications on their water services and impact fees. Phipps is reviewing their grease
interceptor for the two concession stands. Clawson is working with them regarding the hood
requirements. They will need some kind of suppression system. This will be on the agenda for next
week.
Harbor Freight — Spring Prairie Phase 4; new retail. Fire is fine with this. No landscaping plan is in
yet. Tabler stated Public Works went through one review. He will get comments compiled and sent
out. They will need to carry the sidewalks through both approaches. This will be on the agenda for
next week.
Great Northern Dental — 85 Village Loop; new office. They may be changing their layout due to
geo-tech issues. Phipps noted the EPA has new requirements for amalgam separators for pre-
treatment to remove mercury from the wastewater. Existing dental clinics will have until 2020 to put
them in. He will put together a letter for new businesses, giving them general information and
suggest they install them now. Once we have a permit in place, then we can require it. This will be
on the agenda for next week.
Sterling West School — 135 Glenwood; new private school. No decision on this yet. They are
setting up a meeting with our City Manager. This will be on the agenda for next week.
PTA (Professional Therapy Associates) — 105 Village Loop and Whitefish Stage Rd; new office.
We talked about the reserve area previously. Went through ARC. Tabler stated Public Works is
currently reviewing this project. This will be on the agenda for next week.
Husky Street Apartments — 1110 Husky St; new apartments. Their site engineer has contacted
Public Works to discuss storm sewer options. They may need to widen their carport out to make
room for the parking spaces around the posts. This will be on the agenda for next week.
Casa Mexico — 1600 Hwy 93 S; addition to existing restaurant. The size of their paving area will
trigger the City's stormwater requirements. They will need to adjust their handicapped parking
spaces. The main project is the addition of the bar and casino. This will be on the agenda for next
week.
NEW BUSINESS:
Hair Salon —179 N Main; ADA ramp/parking. We are working with Moose's on the parking lot.
Bianchi stated it will get done right after Labor Day. The Hair Salon will need an ADA ramp and a
handicapped parking space with a 3 ft. wide striped area for travel. They will also be putting in some
sod instead of shrubs and bark mulch. There will be a Building Permit for some minor improvements,
including the ramp. They are doing electrical and plumbing work. There will be no impact fees for

this building because of credit for fixtures, removing two sinks, and putting in a washing machine.
The ramp will be asphalt or concrete. This is passed through Site Review.
PLANNING OFFICE ITEMS:
Bloomstone, Phase 5 — A Preliminary Plat application came in for Bloomstone, as their old Plat had
expired. Their next phase will require them to punch Treeline through. At the other end of this
project, the homes there will not gain access off of Four Mile Drive. Freyholtz wondered if they will
need to look at the traffic impacts with coming out onto Reserve? The number of units is all the same
as the first approval, the type of density is the same, but they have altered the locations for some of
the units. Public Works will have comments to forward on this.
OTHER REPORTS:
Creek Side Apartments — going in on Financial Drive in the cul-de-sac. Tabler stated they have
been contacting Public Works. There will probably be something coming in on this soon. There is
some flood plain area they will have to deal with.
