OLD BUSINESS:

45 — 6tb Ave W —just off of Center St called Distillery Square; convert existing space to retail. No
new development on this project. Clawson is going to have a status request letter sent to them. This
will be on the agenda for next week.
Lofts at Ashley — 2050 Airport Road near Teal; new 55-unit apartment complex. This did pass
through ARC. Public Works has given them conditional approval. They have a lot of landscaping
issues including the berm, and some Building Code issues. Tabler stated Public Works is waiting on a
design deviation regarding their underground detention system, but he is willing to sign off on this
with this condition. Their handicapped parking as shown doesn't work as they need to have at least
one accessible unit at each building, as well as being the shortest accessible route to each building.
Sorensen is requesting a final revised site plan from them. Some of their landscaping shows setback
violations, as they were measuring it off the curb instead of the property line. This will be on the
agenda for next week.
RDO Phase 2 (Phase 1 was only interior work) — They want to remodel the existing store. A2Z has
submitted some of the civil aspects. Their bike path question with MDT is still not decided. Nygren
stated we had discussed having an 8 ft. concrete path being put in as a sidewalk, but that hasn't been
approved by MDT. Our key people need to get together to discuss how we would like to handle
these now with this new policy. Tabler stated Public Works will need some materials regarding the
scope of the project in the parking area. Fincher has completed his review. This will be on the
agenda for next week.
Fresh Life — 31 — 2nd St E; addition to church. Sorensen sent comments to them regarding their new
parking spaces with zero setbacks. These cannot back straight into the alley. They will need to turn
the two spaces and lose one space. They were going to bind four lots together but they will probably
need to bind all of them. Fincher has not received any of their landscaping information yet.
Rademacher discussed a concern about them pulling out against the one-way traffic into the alley. He
will wait to see if it is an issue after they finish the project. Tabler has been working with their
engineer on their stormwater. This will be on the agenda for next week.
Sunrift Brewery — 55 — I" Ave WN; remodel to brewery. Fincher has not reviewed this yet. They
will be adding 5 ft. buffers at the entrance and some along the property boundary. They are working
on their cost estimate numbers for their 3-year bond. This will be on the agenda for next week.
Fairgrounds — 265 N Meridian; ADA and bathroom improvements. Their project start date is
September I". Building is working with them on the hoods. Parks, Police, Fire and Zoning are fine
with this project. Tabler is still reviewing how some of our utilities that are in there will work with
these changes. This will be on the agenda for next week.
Harbor Freight — Spring Prairie Phase 4; new retail. They will need to put in sidewalks on the east
side and the south side. Their civil drawings were supposed to be in three weeks ago. Tabler stated
Public Works will probably have some comments on their driveway approaches and sidewalks. He
also noted that their building plans are based on a 11/z" water service, but the developer has stubbed
out a 2" water service. That will also need to be cleared up. This will be on the agenda for next
week.
Great Northern Dental — 85 Village Loop; new office. There are two sub lots in there that they will
need to consolidate with an Amended Plat. Tabler met with their engineers yesterday. There are
some things to be worked out on their infiltration pond for the storm sewer system. Some of their
setbacks for that pond are encroaching within our standard setbacks. Nygren stated they need to
submit something to consolidate their lots. This will be on the agenda for next week.
Sterling West School —135 Glenwood; new private school. Tabler stated they met with their church
members and shared the requirements for what they need across this project. They know that is the
standard they will be held to. This will be on the agenda for next week.
PTA (Professional Therapy Associates) — 105 Village Loop and Whitefish Stage Rd; new office.
They may need to have a 10 ft. dedication on Whitefish Stage as part of the subdivision. We have not
received their landscape plan yet. This will be on the agenda for next week.
Husky Street Apartments — 1110 Husky St; new apartments. Public Works met with them to
discuss impact fees. Tabler stated their water credit from 1996 will still be honored, with the rest of
their impact fees charged according to current schedules. They are through the CUP process. They
also went through ARC with the condition that they add trees at the corners of the building. Dedman

will need them to hang their basketball net back so the Fire Dept. doesn't clip it with the top of their
truck. This will be on the agenda for next week.
Brendan House — 350 Conway; gazebo within enclosed courtyard. They want to add a gazebo in
the middle of their courtyard. Clawson stated it will be made out of heavy timber, Type 4, which
makes it one -hour construction. Dedman is fine with it. This is passed through Site Review.
NEW BUSINESS: None.
PLANNING OFFICE ITEMS:
Kalispell North Town Center — The Final Plat for Phase 1, the Ford lot, went through. They will
probably submit the Final Plat for the rest of the project towards mid to late September per Nygren.
They still have a utility easement they are trying to work out with the Armory, and it has to go to the
State Land Board.
Downtown Plan - Public Hearing. The Planning Board continued this because they received a lot of
comments to address. They will continue that discussion next month.
Bloomstone, Phase 5 — A Preliminary Plat application came in for Bloomstone, as their old Plat had
expired. Nygren will route this to everyone.
OTHER REPORTS:
Silverbrook Estates — Tabler stated that Haskins has been contacted by the engineer for Silverbrook.
They are ready to proceed with Phase II, and we should be receiving it soon.
Southside Estates — Tabler asked if now that the purchase east is in the works, is that going to
change the plat? Nygren stated that we drafted up an access agreement that will get recorded with
the Plat that says, "Prior to the 3 1 " building permit, they have to have this access road in and built to
a certain standard and maintained accordingly." Tabler responded that they have the cul-de-sac
platted. Will they straighten that out for those parcels? Nygren replied that for now, they are going
to plat it the way it is and then probably amend the plat later on to get rid of that when they put in the
road. They will probably build on those lots last.
