OLD BUSINESS:
First American Title — 219 E. Center; new office building. Public Works has given a conditional
approval on this project. Fincher has some minor details regarding street trees and how they were
shown on the plans. This is passed through Site Review with conditions.
45 — 61h Ave W —just off of Center St called Distillery Square; convert existing space to retail. No
new development on this project. The Building Dept. may send a status request letter to them. This
will be on the agenda for next week.
Lofts at Ashley — 2050 Airport Road near Teal; new 55-unit apartment complex. Public Works has
given them conditional approval. Tabler stated there are a couple of design deviations they are
waiting on. Once Fincher finishes up on his review, Public Works may want to look at the
landscaping because they didn't have a lot in terms of the berm. Handicapped parking information is
pending. This will be on the agenda for next week.
RDO Phase 2 (Phase 1 was only interior work) — They want to remodel the existing store. Public
Works is waiting for items they will need to be able to do their review. They are adding in some
asphalt in part of their gravel area, which could trigger Public Works standards. The new MDT
Policy regarding the bike path was discussed with Freyholtz. He stated that the policy is not clear yet,
but it will pertain to the auto dealers south of town on the highway. This will be on the agenda for
next week.
Fresh Life — 31 — 2nd St E; addition to church. They plan to put two parking spaces in their garage.
They need more landscaping information for Fincher for the pods up in front. Public Works needs
some more information before they can review this. This will be on the agenda for next week.
Sunrift Brewery — 55 — 1st Ave WN; remodel to brewery. Koontz sent patio details to Parker and
Fincher, which included landscaping. They will be bonding for some of the ROW improvements so
they will need to get the cost estimates to Public Works. They need to show the 5 ft. buffer and 5%
for landscaping on their plans for Phase 1. They will need an 8 ft. x 8 ft. van -accessible handicapped
parking space. We may need more information on the lighting, fence and rail. This will be on the
agenda for next week.
Fairgrounds — 265 N Meridian; ADA and bathroom improvements. Their project start date is
September 1st. They will also have an ADA access on the Grandstands. They are not showing any
changes on their plans. They don't want to put in a hood, so there will need to be some more
discussion with them. Tabler mentioned that they will need grease interceptors for the food vendors,
too. This will be on the agenda for next week.
Harbor Freight — Spring Prairie Phase 4; new retail. They will need to put in sidewalks on the east
side and the south side. Their civil drawings are not in yet. This will be on the agenda for next week.
Blanchard Dental — 135 Commons Loop; new office. This project is moving forward again. Their
landscaping and setbacks need to be show on their plans. This was approved through Site Review
last August. Public Works' approval is good for 18 months so as long as their plans have not
changed, Tabler stated they are good to go. This is passed through Site Review.
Great Northern Dental — 85 Village Loop; new office. There are two sub lots in there that they will
need to consolidate with an Amended Plat. Their property line needs to be resolved. Tabler stated
that Public Works sent comments out to their engineer. This will be on the agenda for next week.
Sterling West School— 135 Glenwood; new private school. Public Works will be meeting with them
tomorrow on the ROW improvements. This will be on the agenda for next week.
Sassy Nails — 88 N Main St; Change of Use. This is located in the Quonset but next to Kentucky
Fried Chicken. Everything is internal. We are waiting to hear what their number of employees will be
and their schedules so Sorensen can figure out their parking. This is passed through Site Review.
PTA (Professional Therapy Associates) — 105 Village Loop and Whitefish Stage Rd; new office.
They may need to have a 10 ft. dedication on Whitefish Stage as part of the subdivision. That may
throw off their whole layout. Tabler stated they have looked at the overall concept plan. Their storm
sewer is discharging into a pond in the NE section of this property. We have concerns about slope
stability and all the infiltration going in up there in Village Loop. This will be on the agenda for next
week.
Husky Street Apartments — 1110 Husky St; new apartments. This is scheduled for ARC on

Tuesday. Public Works had a meeting to discuss their impact fees. They went through the CUP
process. This will be on the agenda for next week.
NEW BUSINESS:
Cancer Support— 37 W Washington; deck additions. They want to put a deck on the front of their
building, and ADA access off the back. This is passed through Site Review.
Brendan House — 350 Conway; gazebo within enclosed courtyard. They want to add a gazebo in
the middle of their courtyard. Dedman would like to look at this. This will be on the agenda for next
week.
PLANNING OFFICE ITEMS:
The Downtown Plan — Nygren stated we are moving forward with the Public Hearing at the
beginning of August.
Kalispell North Town Center — We have two single plats for this project in the North Town Center
Phase 1. This will be pushed back to the 21 st because there is not enough infrastructure in place for
MDT. If they have this in by Monday, it will be on the agenda for August 7th
OTHER REPORTS:
Best Bet Casino — 7th Ave EN. They are working with MDT on closing off the access on the east
side of their property and relocating a sign. They want to have a drive-thru coffee area. They have
existing gravel landscaping, and will be replacing some of it by extending the asphalt for the drive-
thru. Public Works will look at the alley for private / public access. Fincher may have questions for
them. They will block the old drive-thru entrance with curbing.
Bloomstone, Phase 5 — A single -page plan was shown with proposed multi -family and some
commercial.
