OLD BUSINESS:
First American Title — 219 E. Center; new office building. Haskins stated he sent out comments
yesterday. They still haven't done a sewer capacity analysis. Sorensen asked them to send their
ROW improvements to Public Works and Parks because they didn't include any boulevard details.
This will be on the agenda for next week.
Green Hyundai — 2955 Hwy 93 S; new auto dealerships. They have DEQ approval on Green
Nissan, so we should have the Certificate of Survey this afternoon or tomorrow per Sorensen. On
Green Hyundai, Haskins did a conditional letter and they have met our conditions. They need to
designate the employee and the customer parking spaces, and the handicapped spaces. This is passed
through Site Review with conditions.
45 — 61h Ave W —just off of Center St called Distillery Square; convert existing space to retail. No
new development on this project. This will be on the agenda for next week.
Pinnacle Chiropractic — 105 Westview Park Place; new office building. Fincher had sent out
comments. This has been reviewed but Haskins will need to look at the review before sending it out.
It will probably go out today or tomorrow. There are some issues with utility services and the pond
not meeting setbacks. Haskins will check to see if they are going to have a sidewalk going in with
steps. They would not be able to make it ADA compliant as the area is steeply sloped. This will be on
the agenda for next week.
Lofts at Ashley — 2050 Airport Road near Teal; new 55-unit apartment complex. They have just
submitted some updated plans but they haven't been reviewed yet by Zoning. Sorensen is not sure if
they meet the setbacks. Haskins has not received a resubmittal of civil drawings. Nothing is showing
for their carports. Sorensen will put in a condition on his approval that carports are not being
reviewed now and they will need to fit in within the overall design, whenever they submit for it. They
will have to go back through Architecture Design, too. This will be on the agenda for next week.
RDO Phase 2 (Phase 1 was only interior work) — They want to remodel the existing store. They are
enclosing two areas. They will be submitting some additional information in the next few weeks.
They are showing a new proposed bike path along the highway. Freyholtz will take a look at this and
see what is out there for utilities to be sure it will fit in there. We need to see where the property line
is. This will be on the agenda for next week.
Torrent Technologies — 1935 — 3rd Ave E; loading dock (and interior remodel). This is the old
Forest Service Building. There will be some interior work as well as a 340 sq. ft. addition on the
back of the building with a loading dock. They will be taking out some existing landscaping. Tabler
had sent a comment about backing a truck into the loading dock. A 45' semi would not fit. We need
to find out what the scope of work is to see if we need a Stormwater Permit. This will be on the
agenda for next week.
CHS — 801 Whitefish Stage; new Cenex facility. They are going in at the Rail Park. This project is
on the server. If Public Works needs anything else, they can contact Mark Rohweder from KLJ.
Nygren noted that the PUD is completed for the whole Rail Park that covers this site as well. It will
go before the Planning Board next Tuesday. The gate on the west will need to be approved by Fire,
Police, and Public Works. Paving areas were discussed. The gravel areas would have to meet
stormwater and dust abatement standards. There will be three separate contractors doing three
separate projects in the Rail Park. Haskins may have to get a hold of DEQ as it looks like they have a
single service feed in all of their buildings and they would have to get the designation of being
accessory buildings. Otherwise, they'd have to have their own services. This will be on the agenda
for next week.
KRMC — 320 Sunnyview; storage addition/loading dock. This would be in the back near Digestive
Health. It is mostly accessed from the inside, so they would have an egress route on the outside.
This will be tied into the Amended Plat for Digestive Health. We will need to wait for the Plat before
we can issue their permit. This is passed through Site Review.
NEW BUSINESS:
Great Northern Dental — 85 Village Loop; new office. Haskins noted that all the drainage goes into
infiltration trenches between the lot lines. This is an A2Z Project. This will be on the agenda for next
week.

PLANNING OFFICE ITEMS:
For the July Planning Board:
Nygren stated there will be another B3 Rezone Phase in the core area on the west end. It will
actually come down south of Center as well.
Town Pump Expansion on Cemetery Road.
Husky Apartments — 24-unit apartment complex across from the Gateway West Mall by Teletech.
This is a Jackola Project.
6-Unit and 8-Unit Apartment by Lisa Wade. Two separate buildings down the 1600 block of 5th
Avenue East.
Stillwater Bend was approved up on Rose Crossing, so we'll be annexing in 56 acres. We have a
meeting this afternoon with the owner of that property. He wants to start looking at what he wants
to do there.
OTHER REPORTS:
Syke's — Jason Peters — On 2nd Street on the north side of the building there is a bus zone and the
curb is all yellow. He says the bus doesn't pick up there anymore and he wants that yellow zone
removed. Freyholtz said it would be up to the City. Peters was hoping the City would take a look at
that.
Kalispell North Town Center — Stephanie with CTA was asking about our status on the Water
Rights and the utility easement for the Armory. Haskins has not heard anything back from the State.
He will talk with Harball about it again.
Meridian Court — T. Jentz stated the apartment complex there was approved Monday night for 106
units.
Multi -Family - Marty Crevier just bought 11 acres in the big wide area across the tracks at 2nd Street
West. He wants to put in multi -family residential. He would like to work with Public Works to come
in with an alignment for the sewer easement through his property.
Industrial Use for property owned by Yachechek and Thompson. They said they have approvals
across the tracks at 2nd and 4th, and the railroad crossings are going to go in there. They are looking
for industrial use; most likely a mini -storage unit area.
Container Unit Storage Facility was going to go out in the County. This would be coming in off of
2nd Street.
Mann Mortgage — they are probably two to three years out now. They leased additional land off of
Whitefish Stage for more office space.
Medical Clinic - The hospital is still considering putting in a clinic at Silverbrook Estates.
RV Dealer — going in across from the landfill.
Treeline Center — Haskins has received an engineering submittal for the utilities extended through
the site. They have spoken with Dedman to get approval for a gravel road. T. Jentz stated they have
a Preliminary Plat and so they would need to come in for Final Plat. When they start developing one
lot, it will need to be either Final Platted or Bonded. They need to get the public infrastructure,
including the driveway and the parking in. Haskins told them that it would be important for them to
have a phasing plan to show us exactly how this is all going to work. They would have to bond for
everything that needed to be completed. T. Jentz informed us that when the hotel comes in, it will
need to be totally free-standing. The whole public infrastructure will need to be completed at Final
Plat.
