HEAR THE PUBLIC:
Margaret Davis — Homeowner at 160 Charlotte, adjacent to the H-1 zone. She spoke regarding
Immanuel Lutheran and the Kalispell Regional Hospital Planned Unit Development (PUD). A written
copy of her concerns was provided.
PERFORMANCE BOND REMINDERS: None.
OLD BUSINESS:
First American Title — 219 E. Center; new office building. Nothing new.
KRMC — 320 Sunnyview Lane; G.I. Building (new digestive health building). No updates received.
Fincher is waiting for payment for the trees that were removed. This will be on the agenda for next
week.
Immanuel Lutheran — 20 Claremont; Phase 2 of the expansion of the existing retirement
community. We are waiting for the bike path agreement to be finalized. This will be on the agenda
for next week.
Green Nissan/Green Hyundai — 2915/295 Hwy 93 S; new auto dealerships. They are working on a
boundary line adjustment but it would be pretty close to the existing line and you'd have Green
Nissan on one property and Hyundai on the other property. Jarod has been working with them on
that. There are utilities in the highway ROW. We are waiting for a site plan that shows distances
from the lot lines in relation to the buildings. Tabler is still preparing Public Works' second round of
comments. We are still reviewing the regional pond portion. They only responded to I of the
comments from zoning. MDT received an update from them on the traffic study. No interior
landscaping is shown on their plans. This will be on the agenda for next week.
45 — 61h Ave W —just off of Center St called Distillery Square; convert existing space to retail. They
came in to get copies of the original drawings from Building. They are tearing down the sign in the
front and the parking space there. We talked with them about sidewalk in front of the garage doors.
This will be on the agenda for next week.
Ford Dealership — Amended PUD. Public Works is reviewing their plans. They have requested an
early conditional permit from Public Works for them to start the utility work on the overall
development. Dedman is working on a temporary fire access. Fincher is working on the landscape
review. Stormwater is southeast of the site with a regional detention pond. Subgrade utility work
may begin soon. This will be on the agenda for next week.
School District 5 — 2155 Airport Road near Merganser; new elementary school. Public Works has
provided one round of comments for their utility package which is utility work on the new public
roadway that goes across the north and Airport Road. We can probably get a contingent approval
out on that. We have just started on our first review of their site package. Public Works will mainly
be looking at their storm sewer system. Fincher needs to see the green space that will go in with the
building. The 5% landscaping is required with a planting schedule. "Phasing" was discussed.
Dedman noted we are having trouble getting fire flows. Their proposed fire line is going along the
north roadway. They are not planning on looping it back, but they may need to. Public Works is
going to ask that the path be extended to the south property line. This will be on the agenda for next
week.
NEW BUSINESS:
NW Automotive — 20 — 2nd St E; convert to auto repair. Their CUP is in process. There is existing
parking, and they will be creating a handicapped parking space. This will be going through ARC. No
site work other than sidewalk and the landscape boulevard. Public Works needs to contact them as to
what details we would require. Sidewalk and boulevard will be going in later this summer. Fincher
will work with them on the street trees. This will be on the agenda for next week.
PLANNING OFFICE ITEMS:
May 51h Submittals
Davison Landing - Meridian Court - CUP for multi -family. They are looking at doing apartments
on the five lots. Young stated they are still evaluating whether they will do it all as one or as a phased
construction. There will be 18 units per building with 6 buildings. The picnic area in the NW corner
will have gazebos. A secondary access will come in off the alleyway that is not paved. The buildings
will be sprinklered. Dedman does not foresee any problems. Sewer connections were discussed.

Kalispell Meeting Hall - between Glenwood and Meridian near the post office area. This is a
church. A private school area will be added on some other property they have near here.
Northland Subdivision — They will be submitting for Final Plat for the May Planning Board. They
will need to extend services plus an easement.
Owl View Landing — in Westview Estates, just north of Glacier High School. Multi -family use.
Sunnyside - Annexation. The front of the lot is already in the City. There is a bit of flood plain that
they will need to deal with in the overall development. For now they are just looking at the
annexation and initial zoning.
OTHER REPORTS:
Florence Coffee Drive-Thru — Their drawings came in earlier in the week. Jensen stated the water
line route has changed and goes diagonally up and over to the easement where they will tap in over by
the existing fire hydrant. They are tying into the "T". There have been some changes on grading
plans as far as where they are ripping out the asphalt and repaving. They are taking out a little more
asphalt than their original plan. The ADA ramp is a concrete ramp on the north side of the kiosk.
They took out two parking spaces. They now have six spaces. There is a landscape area. They have
an easement there in the triangle portion off Hwy 93, which they will be sending in. MDT is okay
with this project now. They will be tying into the sewer main, which they have an encroachment
permit for. Their sewer line will be shallow so they are looking at putting in blue board there. There
will also be conduit sleeves underneath the sidewalk to irrigate the landscape areas.
Lone Pine Trails — Rock at culverts. They plan to do the work on this within a week. Public
Works, Planning and Parks have met with them previously.
