OLD BUSINESS:
First American Title — 219 E. Center; new office building. Nothing new.
KRMC — 320 Sunnyview Lane; G.I. Building (new digestive health building). We have worked
through most of the zoning issues. We have a pretty good draft of the template that they will fine
tune for the parking analysis under the PUD. This has been through ARC. We looked at the
boundary line adjustment which needed to be completed prior to Building Permit. It should be
completed before the end of May. McIntosh stated that, based on the utility map, it puts the water
line at the curb line. He asked for a deviation from the meter pit requirement to having the meter in
the building. Tabler stated he felt this was a valid request. He will make a formal written request to
Haskins on this. Their addressing is up to the hospital if they want unique addresses; McIntosh will
check with the hospital on this. This will be on the agenda for next week.
Immanuel Lutheran — 20 Claremont; Phase 2 of the expansion of the existing retirement
community. We are waiting to hear back from them on the bike path. Once we have an agreement
with them, all of our Site Review issues will be taken care of. This will be on the agenda for next
week.
Green Nissan/Green Hyundai — 2915/295 Hwy 93 S; new auto dealerships. These were put
together for the agenda. If we are ready to move one through, we can certainly split them out.
Tabler stated they have not received anything on Hyundai yet. Public Works is ready to send out
their second round of comments for Green Nissan. We recently received a resubmittal on the pond
for this development. Jarod sent out comments on the boundary line adjustment that they were
proposing to tie to the highway access. We don't know if he has heard back on those comments.
There are concerns about essentially land locking this parcel down here, because it would only be able
to access up through the existing access and how much could go through that one existing access
with your approval. And then tie to that the roadway that's supposed to be coming through on the
east of this. They do have the start of a Landscape Plan. This will be on the agenda for next week.
45 — 61h Ave W —just off of Center St called Distillery Square; convert existing space to retail. We
did meet with them on this. Parker has not received anything back from them yet. They have
questions for building but Clawson has not had a chance to call them back yet. We talked about the
sidewalk that would go in front of the existing area that had garage doors. We did not discuss the
sidewalk on the south side. The parking may take care of itself. Some of the issues with firewalls and
other items will need to be addressed. They will need to correct their handicapped parking. This will
be on the agenda for next week.
Ford Dealership — Amended PUD. They are moving forward quickly. Needed Public Works'
submittals should be forthcoming per Tabler. We have the second submittal for the development.
The Engineer is going to put their package together for the Ford Dealership. Fincher has some of the
landscaping reviewed, but not all of it. He just got the plans for the whole development this week.
Tabler stated there is a meeting tomorrow to talk with MDT about their two approaches for the
subdivision. We had requested there be a raised median, but have not had a response on that yet.
This will be on the agenda for next week.
School District 5 — 2155 Airport Road near Merganser; new elementary school. Full Site Review
plans have been submitted. McConkey stated that Langless is going to be the Construction Manager
for this project, and they are hoping to get the site package out soon for bidding. He asked Dedman
about fire flows and Public Works will be getting this for him. McConkey asked about deviations,
and Dedman stated he is not a proponent of offering deviations to fire flows, especially if it's less than
is recommended. He is confident, though, that the fire flows will be able to pull 1,500 g.p.m. We'll
wait and see what the flows are. Parks will have advisory comments on the playground equipment
when the information comes in. ARC approved this project subject to receipt of some specific
samples. This will be going to bid to meet their time line before it is approved. This will be on the
agenda for next week.
NEW BUSINESS: None.
PLANNING OFFICE ITEMS:
April Meeting — Everything passed through the Planning Board Meeting last Tuesday evening.
May 5th Submittals
Northland Subdivision — They will be submitting for Final Plat for the May Planning Board. They

will need to extend services plus an easement. They do not want to put in a second access.
Westview Estates - CUP for multi -family.
Meridian Court Lot — CUP for multi -family.
Two other smaller projects as well.
OTHER REPORTS:
Preliminary Comments for:
Health Center and Brendan House storage/receiving additions at KRMC — 320 Sunnyview.
McIntosh stated the Health Center has a need for storage. There is an exit out of the Bass Center and
a retaining wall area, so basically when we do the building addition we're going to have to redevelop
the retaining wall and add sidewalk to maintain that egress, and it will connect into some of the
improvements that we've done with Women's and Children's. He is looking for any initial comments
or feedback to be taken into account. Tabler asked about utilities, and McIntosh explained where the
various storm lines, water, irrigation, and sewer lines run. The boundary would be six feet off the
storage building addition. Sorensen stated we have zero setback under zoning for that. Clawson
stated that under the Building Code, we would work that out as an egress court, and there are certain
distances you have to have stay clear width (20 feet) for the egress path for that exit to work. They
need to be aware of this as they are designing it. McIntosh noted they will be rerouting their
irrigation line. With the addition at Brendan House, they will need to account for the handicapped
space, which McIntosh said will be put in the Emergency Dept. parking lot. The addition is about
600 sq. ft. The sidewalk will need a little ramp added. They will be cutting out existing asphalt to
put in the building. Service vans will be pulling up, loading and unloading.
Pinnacle Chiropractic — Westview Park Place just off of N Meridian. The property west of it is
Alpine Family Dental. Young stated that the access connection down to the subdivision sidewalk
there shows little lines that are steps to gain some grade to get up there. At the corner of the parking
lot we have a section with four risers, so that will have a handrail, but the rest of it meets ADA
requirements but not wheelchair requirements. Discussion was held regarding the accessible route.
ARC would need to approve the elimination of the trash enclosure. Signage and possible shared
parking with the dental clinic were discussed.
Owl View Landing — Plans were received in Public Works. They will get a CUP and after that
approval, maybe get their Final Plat later.
