OLD BUSINESS:
Courthouse East — 723 — 5th Ave E; remodel existing building into office/apartment use;
proposed new coffee shop — nothing new.
Seventh Day Adventist — 494 — 9th Ave EN; addition — They have fire flow issues and will be
writing a letter to the City Manager regarding this. This project is still on hold.
Heritage Bank — 20 N Main — The MDOT issues have not been addressed yet.
Hutton Ranch — overall Landscaping Plan — The trees will clear the vision triangles.
Working with connectivity on west side of property to develop as the pads develop. The
Landscaping Plan was reviewed. Jennifer said it looks good, but will take the plans to Mike
to review also. Fire will ask for all interior roads to be named, even if they are not city roads,
to help designate where each store is so fire and police can find the location when necessary.
Cedar Commons — 3rd Ave E (east side of street about 350 ft south of 14th St E); new
apartments, 24 units (six 4-plexes). Darryl Byle and Jason Flatten went over the plans with
the committee. The 4-plexes have been reconfigured, they moved one of the buildings over,
they relocated the hydrant, and took out some of the parking. The request by the Agency on
Aging and the Police Dept. for additional access behind one of the buildings isn't feasible, but
planning will make a recommendation that they work with the adjoining property owner to
create another access if/when the adjoining property is developed. Storage is included with
some shrubbery around it. There will be some grass and tree areas, but no park area. Public
Works has not received their final civils for the northeast corner drainage area.
NEW BUSINESS:
Starbucks — Spring Prairie/Hwy 93 N; new coffee shop — They are supposed to share their
garbage dumpster with Wells Fargo. They may need another hydrant. They will need to put
in sidewalks for connectivity. They have a 20' green belt, but the 20' setback area adjacent to
the Highway 93 right-of-way needs to be landscaped per the PUD Agreement. Sidewalk is
needed on the west side, also. They will need to make sure that they have one hydrant within
150' of the building.
Mountain West Bank — 2270 Hwy 93 S; new bank — Concerns with the ATM and stacking
backing up and blocking the entrance to the bank. They should widen it out. Some of this
may be conditioned by MDOT. Fire has a problem with the fire flows in this area. Penco is
on City water so they may be able to loop around. They will need to add one or two
hydrants. They will need at least one hydrant within 150' of the building.
Western Building Center — 1745 — 3rd Ave E; shed addition — They are relocating a storage
building. Storage in the back of the building may not have setbacks (3rd Ave E & 18th St E
building). They are also adding an addition to this building. They will have a covered
walkway with landscaping next to the building. They will need landscaping and sidewalk
along 3rd Ave E. We will encourage them to add sidewalk to the Cedar Commons project and
extend it along 18th St E. The committee requested Public Works to take a look at how much
City right-of-way they are using.
Johnson Dental — 3 Sunset Plaza; addition to building — They have setback issues. This will
be on the agenda for next week.
PLANNING OFFICE ITEMS:
None.
OTHER REPORTS:
Holiday Inn Express — Goldberg is responsible for part of the road and Holiday Inn will need
to put in the rest of it. The parking lot and the power easement are okay. This will be on the
agenda for next week.
