Performance Bond Reminders: Stillwater Bluffs bond will be called in due to incomplete work
on the lift station, among other things.
OLD BUSINESS:
Town Pump — nothing new
Holiday Inn Express — New plans came in this morning.
Hutton Ranch — Frank is waiting on video of the sewer before issuing the letter to certify the
infrastructure for the building permits. Fire access will need to be inspected. The overall
parking plan was submitted earlier today.
121 Financial Drive (Health & Human Services) — new office building — Public Works needs
storm drainage calculations and plans. Brent discussed relocation of the hydrant with them
recently.
Office Solutions — 700 Sunset Blvd; loading dock addition and remodel — The loading dock
does not work under zoning for a number of different reasons. They may move forward with
the interior expansion with an admin CUP. The exterior facelift is fine. They will add a
sidewalk along the highway. Approved by site review provided that the front parking spaces
are modified by closing the western -most space, changing the next space to an HC aisle, the
next space to an HC space, and leaving the eastern -most space intact.
Western Building Center — 1745 — 3rd Ave E; addition to existing store — They brought an
updated site plan. Brent will work with them to get the Knox locks at all gates. Drainage has
been approved. They will add landscaping to shield the fence from 3rd Ave. Approved by
Site Review.
Hilton Garden Inn — Hwy 93 S; new hotel; they will need to tweak the parking lot
configuration. Frank sent a letter to Hilton's engineer regarding the pump house and his
concerns.
NEW BUSINESS: None
PLANNING OFFICE ITEMS:
Sunset Court — Cluster Development north of Three Mile Subdivision. There are a number
of significant issues, including (1) insufficient access for cars, fire, and pedestrians; (2) lots
smaller than 4500 sq ft min size; (3) utility main extensions; (4) need for a fire turnaround, i.e.
cul-de-sac or hammerhead; (5) potential requirement for a 60 ft dedicated right-of-way; (6)
snow storage and drainage; and (7) hydrants.
Wade — 5th Ave E apartments — suggest connection with property to the south. They need
fire access to the back of the rear building. The driveway needs to be 24 ft, with signs
indicating a fire lane. Mail box location is important, and probably works best in the front as
shown. Curb/gutter/sidewalk/boulevard. Discussion on "Cobblestone Lane" as a street and
the appropriate addressing.
OTHER REPORTS:
Westwood — Zoning and Building are ready for permits. The Building Dept needs to have
the development agreement signed, the Fire Dept access approved, and the Public Works
certification prior to issuing permits.
Heritage Bank — They are dropping the ATM, and agreed to add a connector sidewalk from
the northern access to the front door.
Stillwater/Reserve — Stop signs have been installed.
Sec. 36/USFS — Road between the new USFS building and Glacier High was discussed.
