Hear the Public: None.
Performance Bond Reminders: Mark is still working with Stillwater Bluff to finish their project
before Evergreen Water will activate service. They will replace the sidewalks at the end of the
project. Mark is also working with the Turners on determining appropriate landscaping for Empire
Estates.
OLD BUSINESS:
Town Pump — 2910 Hwy 93 S — casino addition - New plans were submitted showing a
different design on the east side with landscaping shown. The entrance on the highway would
have to be approved by M.D.O.T. Fire hydrant and key box are shown and the building will
be sprinklered. The access on Cemetery Road is left blank. The changes will need to be
approved by all departments and this will be on the agenda next week.
Holiday Inn Express — Spring Prairie; new hotel — PJ send them a letter yesterday. Brent
met with them yesterday and discussed hydrants. Brent has submitted his comments. Jennifer
will look at the landscaping. They will need a sidewalk connection to the right-of-way.
Hilton Garden Inn — Hwy 93 S; new hotel — They have changed their front entrance.
Nothing new submitted yet.
Montana Furniture — 2240 Hwy 93 S; new furniture store — Jeff mentioned that they will
need to make their own calculations with the elevations for the building height requirements in
regard to the airport. They will need to submit landscaping and lighting plans, and their
information for Architectural Review.
NEW BUSINESS:
Fontecilla — 201-3rd Ave W; convert to EIFS office/showroom — existing building, B-4
zoning, special parking district, change of use. They are changing the roof drainage from the
sanitary sewer to the storm drains. This will be a showroom for showing what they do with
EIFS. They will be putting a new roof on it. This is passed through Site Review subject to
Jennifer's on -site review of the trees.
PLANNING OFFICE ITEMS:
Foy's Lake Road — Turners' project for 702 homes will be on the agenda for next week.
OTHER REPORTS:
3"d Ave/141" St E— Waiver of preliminary plat for a two -lot subdivision located at 3rd Avenue
East and 14th Street East. The City is requiring sidewalks on both sides of their project. The
sidewalk will need to be in place and then work the driveway around it. A few of the street
trees will need to be removed for the sidewalk. He will need to work with parks on this.
Pre -Application — Subdivision with 20 lots on Stillwater Road — will be doing annexation
with an R-2 zone. This will be on the agenda for next week.
Financial Drive — Public Works has not checked off on this yet. Fire is okay with it. They
will be getting their foundation permit once approved by Public Works.
Cedar Commons — Their street signs are not up, they need to put in the sewer line in the
back, and activate the hydrant.
County Shops — They want to hook-up to the city sewer. Discussion was held about
annexation and hook-up fees. Mark will look into this.
Fun Beverage — The sewer line will be going to Fun Beverage and should be done within
four weeks. They are also working on the lift station at Ashley Creek.
