OLD BUSINESS:
Town Pump — 2910 Hwy 93 S — casino addition — no reply yet to our letter.
Hilton Garden Inn — Hwy 93 S; new hotel — No updated site plans received yet. They are
working with the fire department on some issues, i. e. fire extinguisher cabinet, etc.
USFS — new facility; Spring Prairie PUD — Mike Frasier - This is going to Council on
Monday. They have been working with Jennifer on the landscaping. We are waiting for their
final revisions.
59 — 3"d Ave WN — new electrical contractor storage building — Jackola — this went through
Architectural Review. They have some revised drawings. They are working with Susie on
the drainage. Existing bushes will be part of the buffer. Jennifer said the landscaping looks
good, but she requested a tree in the boulevard. They will work with her on this. They will
also have to seed the boulevard. They are doing the final revisions on the lighting plan. This
is moved through Site Review, subject to three conditions: finishing the lighting plan,
drainage, landscaping, and they also need to submit two full size sets of their site plan.
NEW BUSINESS:
19 Appleway — conversion of single-family residence to real estate office — They added on a
handicapped ramp with a shared utility easement at the corner of the ramp that may need to
be adjusted. They also have a shared driveway they put in without the adjoining property
owner's permission. If the adjoining property owner agrees to this, it should work. They
should have enough parking. They will probably need a fire hydrant on their side of
Appleway. They have a 5 foot landscaping buffer, but Jennifer could use more detail.
424 Main St — change of use from office to coffee bar —They will be adding a handicapped
bathroom on the main floor. This is moved through Site Review subject to approval by fire
and building.
PLANNING OFFICE ITEMS:
Subdivision on Church Drive — Coming in from CTA with annexation request and PUD
master plan for 100 acres. They will be dedicating land for a new fire station. We will need a
preliminary parks plan.
Willow Creek — Sean is still working with the Turners on this project.
OTHER REPORTS:
Holiday Inn Express — We have just received a new set of plans. They are working on the
road extension, fire protection, and getting their performance bonds figured out. They will
need three hydrants — two new and one relocated. They will also need an all-weather road,
street signs, and fire flows completed. Their preliminary plat has already been approved.
Three Mile Professional Building — The Veterans Administration (V.A.) is moving their
clinic into this building. They are adding 7 parking spaces. There may be a need for
additional handicapped spaces because of the use (clinic). Mike Frasier will check with Jeff
on the handicapped parking.
Montana Furniture — We passed this through previously, but they have now reduced the
building and submitted a revised plan. Brent submitted in his comments for them to relocate
their hydrant. They were allowed a Highway 93 address previously, so fire will request they
display the address number on two sides of the building. No issues with the changed access.
Scotty's — Certificate of Occupancy — the City will be putting in the new hydrant. The
landscaping has not yet be put in, the shed has not been moved, they have temporary signs out
that need to be taken out, and the parking doesn't line up with the plan. The lighting is also
not according to the plan. Parks will accept bonding for the landscaping.
