OLD BUSINESS:
Town Pump — 2910 Hwy 93 S — casino addition — nothing new.
Flathead Bank — Hutton Ranch; new branch bank —The handicapped spaces need to be
relocated in front of the front doors. They will need to provide more detail regarding the
sidewalks. Brent will call them about their fire hydrant notation to "relocate the hydrant".
They have two overlapping easements. They are losing most of their internal landscaping and
will have a reduction of 11 parking spaces due to the drive-thru lanes. Parks is okay with the
landscaping. Public Works is okay with this project. This project is approved through Site
Review subject to fire approval.
NEW BUSINESS:
Espresso Stands
■ 900 W. Idaho (Albertsons) — Because this is in the flood zone and the need to run
water and sewer lines, this may not go forward.
■ 335 E. Idaho (Papa Johns) — We reviewed this location previously for a different
espresso stand. The site works much better if only one window is open. Close down
the front with a 5' landscaping buffer and sidewalk along Idaho. The old Exxon sign
needs to be brought into compliance. They could put in parking bumpers to get
started, and post a performance bond for the landscaping to be put in next summer.
Eisingers — W Reserve/Hwy 93 — two buildings, but only have architectural plans for
northern building for now. Both buildings have gone through Architecture Review. There is
a possibility of a frontage road. The drainage from Section 36 is already in; they included
drainage plans for this site with their submittal. There is a landscape buffer parallel to
Highway 93 between the two buildings. They will need to submit a detailed landscaping plan.
Brent is meeting with them today about fire issues. They need to submit a mitigation plan
related to floodplain issues.
PLANNING OFFICE ITEMS:
Fox Trotter — Mike Frazier - Parks had requested lots 8, 9, and 10 for park land. After
viewing the property, Mike and Jennifer agreed to their proposal to have off -site dedicated
park land for a future regional park along 4 Mile Drive. This would amount to 6/10th' of an
acre. They have a 60' access to the adjoining 10 acres, and a 10' access on lot 10. Mike F.
will check with Frank on this proposal. They will finish the bike path along their subdivision
and attempt to provide an easement along lot 7 of Quarter Horse Estates for a future bike
path. They can get a gravity sewer to this.
Six Residential Lots - on Valley View Drive near Sunnyside. They are trying to create
connectivity to other projects. Three proposed scenarios were reviewed and discussed. This
will be on the agenda in the future.
OTHER REPORTS:
Hillsteads — They are redoing their frontage and they could have some setback issues.
