OLD BUSINESS:
Eisingers — W Reserve/Hwy 93 — We now have the building plans for the south building.
Fire will review these. PJ had sent Schwarz Engineering a letter in November regarding the
fire code issues, including hydrants. They will need to contact the Fire Dept. They are
working on the landscaping, lighting, and parking issues. The drainage is done. There are
questions as to whether they will have a bike path. They will be worked out separately from
Site Review, and this is approved through Site Review with the conditions that they
coordinate the design of the bike path along Reserve with the appropriate agency.
NEW BUSINESS:
None.
PLANNING OFFICE ITEMS:
Gardner Auction Barn — behind Triple WWW and Merganthaler - Pre -Application for 4-
lot subdivision, request annexation, extend water and sewer services. There is a gravel road
(United Loop?) that they will pave with curb and gutter. They would like to have a variance
for no sidewalks, but may go with sidewalk on one side. They may split one lot into four lots
with a cul-de-sac. All industrial type uses. They will bring the utilities down. This is
presently zoned as county I-1. Parking stalls are in the right-of-way. The private road with
the utility easement will have to become a public road. They will need a 5' buffer between the
property line and their parking lot. Public Works said they will need to have sidewalks on
both sides. Parks requested street trees. Discussion was held as to how far the sidewalks
would need to go down for the subdivision. Paved 28' road with curb and gutter. On -site
drainage and water quality treatment will be required.
Fox Trotter — The Planning Board granted their zone change request to R-2 and approved
the subdivision.
Cottage Gardens — The Planning Board tabled it again because of density and lot sizes,
driveway lengths were too short, and roads were not to Public Works standards. They have
90 days to come back with a better plan.
Sean noted that next week he will bring in a dedicated easement for Ashley Park Phase 9;
Blue Skies on Valley View; and another subdivision on Denver Avenue.
OTHER REPORTS:
Town Pump — This is going to Council on Monday at the Work Session regarding the bike
path (as stated in the CUP) versus a sidewalk (as requested by MDOT).
The meeting was adjourned at 10:30 a.m.
