Village Greens 18 & 22 — We have accepted a one-year Maintenance Bond on their
infrastructure.
OLD BUSINESS:
None.
NEW BUSINESS:
Mountain West Bank — new branch office south of Jackola's new building. Sidewalks are
not shown as previously shown. Mark will check on this to see if this is something we should
require. They have a parking area and separate drive-thru area. They will need landscaping,
drainage and outdoor lighting plans and FAA calculations. This will be on the agenda for
next week.
PLANNING OFFICE ITEMS:
Blue Skies Subdivision — they will need to show the proposed bypass easement. They want
to limit the internal road to connect to the south only but we will recommend they go both
north and south with the right-of-way. Fire Code requirements could also be an issue. A 20'
right-of-way alley easement to the north would probably work best along with the fire
hammerhead. The consensus was to have them develop the road to City standards all the way
down to the south property line, with an alley easement to the north to be developed to meet
fire standards.
Minor Subdivision on Denver — Domestic Violence Shelter — They will have a T
turnaround, The T should be paved with curb and gutter but should be part of their parking
lot. Perhaps have the turnaround be an easement rather than part of the right-of-way for
zoning/setback purposes.
Three Mile Drive Subdivision — pre -application for a series of townhouses (22 lots). Lot 3
is zoned RA-1. Sean will meet with Ray about their fire accesses. They will need to bring it
up to city standards. Sean will check on their lot sizes on the west side of the subdivision.
They will need to use the amended plat. They could put in an asphalt bike path over the drain
pipe to allow access from the road to the bike path. They may be tight on their lot coverage.
They will need to talk with the Fire Department about this project. They will need curb,
gutter and sidewalk on the street. They should bring their front doors toward the street so
when you look down the block, you won't see only garage doors. They will pay cash in lieu
for park land. Have them talk with Public Works about the detention pond and the easement.
Sean will check with Parks on amenities on the park area in the Sunset Addition Park. He
will send a letter to Montana Mapping.
