Performance Bond Reminders: OLD BUSINESS: Aspen Creek was extended Mountain Mudd — 2267 Hwy 93 S; new drive-thru espresso stand — nothing new NEW BUSINESS: Meadows PUD — request for amendment to PUD to allow a 5 ft fence in the setback area along 4 Mile Drive, with portions up to 6 ft in height. The signage currently provided for in the PUD would be mounted on a segment of the fence. The primary concerns with the initial submittal were (1) code issues limiting the fence to 3.5 ft; (2) clear vision triangles; and (3) the potentially negative impression of a "gated community." Their revised plan shows compliance with clear vision triangles by turning the ends to a 45 degree angle and away from the intersections. It also uses a rail fence which reduces the "gated" look. Essentially, they are asking for 1.5 to 2 ft in added height for the fence beyond what the ordinance allows. Site Review deems the amendment to be minor and the revision is approved, subject to confirmation on -site of the clear vision triangles. 245 Windward Way — next to Buffalo Commons — Existing Assistant Living facility that will be changed into medical offices. Landscaping plan is OK, although they should submit some photos for ARC. Public Works will review drainage. Lighting plan info was brought in — more info/revisions needed. Discussed existing loading area and impact fees. Sidewalks should be installed per Public Works standards, particularly where the sidewalk and driveway intersect. PLANNING OFFICE ITEMS: Glacier Mall —Their application will be coming in the first week soon. Pedestrian connectivity should be addressed up -front. Seventh Day Adventist Community Districution Center —CUP for expansion of current location on 9th Ave EN. They obtained a prior CUP for a building expansion, but could not meet fire flows. This proposal is for three 8 ft x 40 ft storage/shipping containers. Primary concerns are building/fire codes and ARC.
