OLD BUSINESS:
First American Title — 219 E. Center; new office building. They will be getting additional plans in
soon. This will be on the agenda next week.
KRMC — 320 Sunnyview Lane; G.I. Building (new digestive health building). This will be going off
the north of the existing building, right near the Women's/Children's Clinic. They are planning for an
April start. The Planning Board Public Hearing for the PUD for KRMC took place. They made one
modification on height when it's up against the residential zones. Discussion was held at the hearing
regarding the construction area and the R.V. parking. This will be going to Council on the 6th. This
will be on the agenda for next week.
McDonald's — 1110 Hwy 2 W; new building to replace existing. They are planning on starting in
March. Fincher is expecting their updated Landscaping Plan later today that will show increased
density. Public Works has received their resubmittal, which is under review now. Sorensen stated
they are fine with the flood plain. They did make an adjustment that we had asked for regarding their
parking. Phipps stated he will be commenting on a preferred design for their grease trap. This will be
on the agenda for next week.
Rivals — 1250 Hwy 2 W; remodel of old Sizzler/Tree Frog. Sports bar. No major site changes.
They have a CUP for their casino use. Sorensen sent them an e-mail recently about meeting with
Public Works regarding how they will grade the sidewalks across the approaches. They will need an
ADA ramp at the existing approaches. Parker noted they sent him the mechanical drawings, which
included the platform for maintenance for the equipment. They revised their plumbing drawing that
will incorporate all the floor drains into the grease interceptor that weren't there before that Parker
will be reviewing. They may have to add some kind of travel path on the roof from wherever the roof
access is, if there is one, to that new Type-1 Hood Exhaust System. Sorensen stated that it will
probably need to go through ARC. This will be on the agenda for next week.
Immanuel Lutheran — 20 Claremont; Phase 2 of the expansion of existing retirement community.
Phase 3 has also come in now, which is just an interior remodel. Sorensen stated we essentially
approved the overall site layout when Phase IA came in. The bike path was moved down the road a
little bit, so we approved it with a condition that they couldn't get any Certificate of Occupancy on
the west campus side until they gave us the easements. Since then, they have maligned those areas
even more with some of the construction. We have a meeting next Wednesday with them. The main
issue with Phase 2 is the bike path. This will be on the agenda for next week.
Copperwood Brewing — 409 —1st Avenue East; convert existing retail to brewery. This is a Change
of Use. All changes are interior, along with a new sign outside. They are being pro -active on this
project, and have submitted their pre-treatment design. We have not received electronic drawings
yet. Phipps has been trying to get in touch with them to meet with him about what they sent in.
Sorensen spoke with their architect who was only contracted to do the inside. This will be on the
agenda for next week.
NEW BUSINESS:
Montana Coffee Traders —111 S Main. They are doing some work on the front of the building that
will go to ARC. In the back, they are removing a portion of the (Osbourne) building. They will be
backfilling the existing crawl space, and doing interior remodeling. This will be on the agenda for
next week.
Spring Prairie 4 (mini -anchor) — Old Reserve/Hwy 93 N; new retail. The anchor north of Hobby
Lobby, with one pad but two tenants. Most of the site work is done there. Some of the street
crossings were deferred.
PLANNING OFFICE ITEMS:
KRMC PUD — Went through on Tuesday - see above under Old Business.
OTHER REPORTS:
Kalispell North Town Center Subdivision — This is moving fairly quick. There is a contractor that
is wanting to start the electrical side of this and they need an address. They are planning to bond
100% of it. Nygren told them they need to put together their whole Landscaping Plan for the whole
open space area and have it approved by Fincher before we can bond it. They will be putting together
the improvements for the Ford Dealership right away. They want access off of Rose Crossing and

infrastructure (water, sewer, storm) coming in from the south of Cascade Loop. Ford wants their
Building Permit by May 1st. Mann Mortgage is also proposed to go here. Fire infrastructure will
need to go in. There are two hydrants proposed for Jefferson Boulevard and two on Lincoln Street.
There will be a fire sprinkler line and a water line to the building. The City will discuss the internal
roads with CTA. This will be on the agenda next week.
Kidsports Parking Lot Design — There were discussions about the walking paths abutting right up
to the parking areas and trying to get separations in there. Fincher stated that eventually there will be
a walking path that goes through the second phase of Kidsports. Their proposed trail will attach to
the asphalt parking lot and become a travel issue for people on the path because there are only
parking curbs that are being proposed. We are going to ask the engineers to separate these from the
parking lots. Haskins had passed on a question as to whether or not we allow 18-foot spaces.
Sorenson stated that we don't, but you can have a 2-foot overhang over the landscaped area, and then
have the full 20-foot area. There will be a meeting tomorrow at 2 p.m. to discuss this project and
available funding. These will be multi -use fields.
Green Nissan — Tabler stated we have received plans for review. Sorensen stated he has not
received anything for Site Review for this.
