PERFORMANCE BOND REMINDERS:
Hobby Lobby — The bond for Spring Prairie has been extended by a rider via PDF. The original will
be sent to us by FedEx. Hobby Lobby would like to have a soft opening this Friday, and a hard
opening on Monday. This rider will leave them at 112% instead of 125%. When they have any other
projects coming in, we will want to review the bond. Once the original rider is received, the C of O
will be issued.
Captain's Marine — We received record drawings for this project from A2Z, and the bond has been
released.
OLD BUSINESS:
First American Title — 219 E. Center; new office building. They will be getting additional plans in
soon. This will be on the agenda next week.
KRMC — 320 Sunnyview Lane; G.I. Building (new digestive health building). This will be going off
the north of the existing building, right near the Women's/Children's Clinic. They are planning for an
April start. This is on hold while they are still working on their PUD. The PUD for KRMC will be
going to the February 14'h Planning Board Meeting. Once the PUD is finalized, the G.I. Building
project will probably go quickly. This will be on the agenda for next week.
McDonald's — 1110 Hwy 2 W; new building to replace existing. Fincher received a call from
Hadwin (owner) last week, who wants to change the landscaping plan. He is working with Fincher.
Sorensen noted that landscaping changes could require it to go through ARC again. Nothing new has
been received. This will be on the agenda for next week.
Rivals — 1250 Hwy 2 W; remodel of old Sizzler/Tree Frog. Sports bar. No major site changes.
They have a CUP for their casino use. We'll need a site plan for the sidewalk, as the sidewalk is one
of their conditions. They will need an ADA ramp at the existing approaches. Parker updated the
committee on their plans for the interior changes. Haskins noted they will probably need to pay
impact fees with those changes.
NEW BUSINESS: None.
PLANNING OFFICE ITEMS:
KRMC PUD — see above under Old Business.
Preliminary Subdivision — near South Meridian, off of Meridian Court. Mike Fraser's project. He
wants to put in 19 lots. Dedman noted they will need a secondary access or sprinkler the buildings.
They would need to improve some of the utility areas on the south side.
Northwest Automotive — They are purchasing an old building from Century Link, located kitty
corner from their present location on 2nd Avenue East. This is a change of use for this building. They
will be doing some sort of boundary line adjustment. This will be an additional building for them to
have additional capacity. They will probably need to do some work on the sidewalk and possibly in
the boulevard. This will possibly be on the March Planning Board Agenda.
Stampede Packing — This will be removed from the agenda. They will be going in front of the City
Council on the 21st for annexation.
OTHER REPORTS:
Southside Estates — Parker explained last week that modular homes are under the State's
jurisdiction. The State didn't adopt the residential sprinklering requirements on the residential
building code, but with this only having one fire access, we put on the sprinklering requirement
according to the NFPA Fire Code. The State is confused and will be calling Dedman. Dedman stated
this week that he never heard from them, and Parker hasn't heard anything, either.
