PERFORMANCE BOND REMINDERS:
Spring Prairie 4 — The bond list does not have Spring Prairie 4 or Mountain Vista 4 on it. Are those
bonds in place? Discussion was held regarding a possible bond for the Spring Prairie 4 project that
would cover public and private infrastructure that would have been posted prior to the Final Plat. We
will check with Nygren to see if it was filed. The sidewalk on the north side of Old Reserve needed
to be replaced. Public Works had some miscellaneous items for the utilities. Jentz believes there is a
bond in place. The bike path along Hwy 93 was also discussed. It narrows from 10 feet to 6 feet.
Jentz believes it should be 10 feet all the way down. Haskins noted that what was done was on the
approved plans. Jentz stated that the condition of the width was required in the conditions. He also
noted that the sidewalk had lifted and shifted there and should be replaced.
OLD BUSINESS:
First American Title — 219 E. Center; new office building. Public Works has not received anything
on this yet. Haskins did send an e-mail to Nick Fucci. This passed through ARC on Tuesday. This
will be on the agenda next week.
KRMC — 320 Sunnyview Lane; G.I. Building (new digestive health building). This will be going off
the north of the existing building, right near the Women's/Children's Clinic. They are planning for a
spring start. Nothing has been locked down as far as the December Work Session. This will be on
the agenda for next week.
McDonald's — 1110 Hwy 2 W; new building to replace existing. They plan on taking down the
existing building and putting in a new building on slab. This building will be five feet wider, with no
basement. This went through ARC on Tuesday. Haskins stated that review comments will be sent
out today from Public Works. Their drive-thru will remain the same or similar to what they have
now. The property owner to the east is concerned that the drainage for this project doesn't stay
within their easement. We are waiting for their Flood Plain comments to come back. This will be on
the agenda for next week.
NEW BUSINESS:
175 Commons Loop — expansion of existing office building. This is a step building, and they are
filling in the corners that were originally deck space on the roof. A tenant on the main floor is now
interested in expanding, too. This expansion will take out some existing landscaping. Their retaining
wall will be the back wall of the addition. The additions will be approximately 1,000 sq. ft. Sorensen
noted they are over parked based on what the regulations are. Haskins stated that the original design
for it was based off of an assumed imperviousness for each lot, and everything that is built in there
already is over that imperviousness. It's underneath Public Works' trigger for when they would
require a full drainage review, but it's also going to further exceed their impervious threshold. John
Peterson is doing this project.
PLANNING OFFICE ITEMS:
Southside Estates — formerly Ashley Park Phase 9 — at Merganser and Pintail. We received plans
for a 37-lot, single family subdivision. These will be modular -type homes. They will be sprinklering
all of the units. They will probably post cash in lieu for parks. They have completed a Sound Study
and will need a 6' wall with a 2' berm.
