Performance Bond Reminders: Westview Business Center — We gave them another two weeks to
respond.
OLD BUSINESS:
Courthouse East — Nothing new.
Town Pump - Nothing new.
Holiday Inn Express - Nothing new.
Westwood PUD — Requested PUD amendment regarding setbacks - They haven't talked with
Planning yet.
NEW BUSINESS:
None.
PLANNING OFFICE ITEMS:
Westview Business Center — off of Meridian — platted five lots. They want to take two lots
and reconfigure two lots into three lots. The access road is built to City standards. Most of
their infrastructure is in. They may need to put in another water and sewer stub -in. Fire will
need access to the back of the lot. The topography for their parking lot needs to meet ADA
standards. They will need a drainage easement on lot 2A. A catch basin should have been
hooked to the Meridian system. The retention pond would stay in place for overflow on the
south side. Fire may need a turnaround if they put their structure on the back of the lot.
Sprinklering the building would help. They will need a F no access strip along Meridian.
The mailbox cluster has been moved and Police and Fire are okay with it. Susie would like to
see more information on the retention pond and the drainage plan. If the pond is over 3'
deep, they will need to fence it. There was a brief discussion regarding the billboard.
Riata Ridge Subdivision — on Willow Glen — R-2 zoning, annexing to the City, coming in
with a PUD overlay. On -site drainage retention or hook into City storm water? Susie will
need to see a drainage plan. Sean is waiting to hear back from Steve Herzog on this. They
have hammerhead turnarounds for fire. Greenridge Drive and Howard Avenue will need to
have curb, gutter, and sidewalk, and the City would need to annex these roads. Willow
Glen's bike path would need to go in. The need for parkland dedication was discussed. The
access should have a road that loops into the subdivision that would replace the
hammerheads. They will need to have a 60' road easement. They could put their high density
lots in the back and their larger lots in the front on Greenridge Drive. Sean will clarify what
they plan to build (i.e. single family or townhouses). It should only be single family, detached
homes. The consultant will need to reconfigure their lots, eliminating private roads and put in
access roads. They will need to submit a preliminary drainage plan and build to standard fire
requirements. Sean will talk with Parks about the park land issue and landscaping.
OTHER REPORTS:
Planning Office items for next week will include Autumn Creek Subdivision off Hathaway,
cottages off of Three Mile east of Mountain Vista Estates, and one subdivision off Four Mile
Drive, south of the Kidsports Complex which will have condos with 4- to 8-plex buildings.
Developers being required to put in City street standards were discussed. Frontage should be
improved to City standards.
Mountain West Bank — south of town — this project is now on hold as the access off Kelly
Road was taken away by MDOT.
Leisure Heights — Their warranty and maintenance bond expired, and they haven't finished
these improvements yet. They have extended their bond for another 30 days.
