PERFORMANCE BOND REMINDERS:
Captain's Marine — Their bond expires August 30th. Freyholtz stated that MDT is fine with this
project. Public Works needs to decide what they want to retain from their bond for the as -built
drawings.
OLD BUSINESS:
Scotty's — 2205 Hwy 93 S; new storage building. We still do not have any response to the Site
Review and zoning comments. This will be on the agenda for next week.
KRMC — 310 Sunnyview Lane; new women's/children's clinic. Their PUD Application will be
coming in shortly per McIntosh. The handicapped parking was discussed. Public Works and
Building are still working on their review. McIntosh will send a concept drawing over regarding the
path. He suggested they stripe this area thoroughly. Tabler suggested they put concrete through
there to delineate better, and the committee agrees. They will go with the standard collector section
for the ROW dedication. The sidewalk will be about 10' from the edge of the travel way; the same as
their original design. The two light poles will be on the backside of the sidewalk, as well as the
boulevard trees. They extended stormwater pipe outside the parking limits so it will allow a
connection there. This will be on the agenda for next week.
Hobby Lobby — Spring Prairie 4; new retail. It will be a 55,000 sq. ft. building. We have not heard
back on comments regarding the front bump -out area and in the back loading dock area. They also
sent in the wrong building the first time so they will be correcting that as well. This should be
submitted soon. This will be on the agenda for next week.

Kalispell Center Mall — Herberger's expansion. This went through Architecture Review after
extensive discussion regarding landscaping. Their building plans will be coming in next week. Public
Works has approved their utilities. Haskins is concerned about 4th Ave W dead ending into the
building. They don't have any pedestrian connection from 5th Ave W either. Jentz mentioned that
the Rails to Trails trail will be going behind the mall. This will be on the agenda for next week.
USFS — 650 Wolfpack; new storage building. They are doing a parking lot expansion. Theis stated
that plans are being worked on and should come in soon. They are working on an amended plat.
They need to have the roadway come to the end of the property line or post a bond. His client would
prefer to bond. Haskins noted that construction costs increase over time. Storm sewer will be
coming down Wolfpack. We need DNRC to participate in this conversation so we can decide what
will happen with this area in the end. Theis stated that Cedar House Partners owns this. We need a
bond with maybe an annual review. We need to get a meeting set up with DNRC, the City, and Theis
for early next week. Haskins stated this project will need a cul-de-sac at the end of this extension for
a fire truck turnaround and some provision for storm sewer such as a temporary pond. This will be
on the agenda for next week.
First American Title — 219 E. Center; new office building. We are waiting for redrawn plans from
Nick Fucci. This will be on the agenda for next week.
NEW BUSINESS:
KRMC —1279 Burns Way; convert office to daycare (administrative CUP previously issued May,
2016). They will be adding sidewalk on the south side. Sorensen will confirm with them that they are
not doing an outdoor play area. Haskins will send them information on ADA ramps, as he would like
to see one with their sidewalk. This is moved through Site Review with conditions.
PLANNING OFFICE ITEMS:
Subdivision on South Woodland —Application for Preliminary Plat for a subdivision on South
Woodland in the cul-de-sac. There are two lots, and they want to put a townhouse on each lot. This
new plat would allow townhouses instead of just single family residential at this location. The zoning
in the area allows this, but when the plat was done, the neighborhood at the time wanted it to be just
single family. This will be on the August Planning Board agenda.
