OLD BUSINESS:
Beehive Homes — 242 Stillwater; new assisted living/memory care unit. Parker met with the owner
and their attorney yesterday. They will be having another meeting next week with Clawson. They are
still having a discrepancy with the occupancy definition. Wargo noted that she has received a partial
engineering submittal. A full set of site plans has not yet been submitted. This will be on the agenda
for next week.
Discount Tire — 55 Treeline; new tire shop. Haskins has received a new complete set of drawings.
We still have to review the grease interceptor, but Haskins is willing to sign off on this. Fincher is
waiting for a landscape update as he has sent them two questions. This will be on the agenda for next
week.
Calaway Apartments —1079 N Meridian; new apartment complex. Wargo sent comments to them
yesterday and noted that she had reviewed the CUP conditions. She will probably be setting up a
meeting with their engineer to go over her comments on the water, sewer, and stormwater design
with them. This will be on the agenda for next week.
Culligan's — 2243 Hwy 93 S; addition to existing building. Their original addition was approved last
fall, but they have refined the plans. Public Works is fine with this. Parker noted that he should be
done with their Plans Review by next week. This is passed through Site Review.
NEW BUSINESS:
91 Financial Drive — new four-plex. Sorensen previously mentioned that the drainage in the parking
lot may be the biggest issue. Wargo received a preliminary design a couple of weeks ago regarding
pumping the stormwater. The mall owner will not let them tie into their inlet. They are proposing to
install a grate structure over an opening in the apron portion of the driveway (the wing portion)
where the water would be pumped out, hit the curb, and drain to the west where it goes right now.
As long as it's not a trip hazard and is flush with the concrete, Public Works would consider this
solution. They are running out of options. This will be on the agenda for next week.
Captain's Marine — Hwy 93 S; new retail building. Construction drawings have been submitted.
No civil drawings or design reports have been received yet. Nothing has been submitted regarding
landscaping. This will be on the agenda for next week.
PLANNING OFFICE ITEMS:
The following items will be going to the City Council on Monday, April 61h:
Bloomstone — Final Plat. We have the corrected drawings back from them. They have a buy/sell for
the 96-unit apartment complex. CTA is working on drawings for that complex area.
Town Pump — CUP and Annexation. There is a petition with approx. 150 signatures on it against
the CUP.
TKG Enterprises/Spring Prairie Development Phase IV - Growth Policy Amendment — 1st
Reading. Then at the next Council Meeting on April 20th, they will cover the PUD, Zone Change,
Preliminary Plat, and the Growth Policy Amendment. They have sent upgraded landscape drawings
and new site plans. Jentz explained his concerns with the pedestrian trail. He would like the path
straightened our near the road, instead of with angles. They will have 6' sidewalks and 7' boulevards
around the whole project. Each building will have a pathway to the sidewalk. They are still waiting
to hear back from the U.S. Army Corps of Engineers regarding their pond.
OTHER REPORTS:
Ashley Heights — sound wall. Jentz and Nygren met with Wayne Turner yesterday. We have sent
him a letter with specific stipulations regarding the wall, including: MDT must sign -off on the wall
when it is done; the ROW must be restored; each homeowner has to sign -off that their property has
been restored to their satisfaction; and he must fill in the seams and cracks to make the wall look
continuous and uniform. He will also need to have the wall certified by an engineer that the
foundation was put in properly and the bottom blocks have been bermed. He has completed half of
the wall, and has until June 1st to completely finish it. There are 12 homeowners that are impacted by
the wall, and will be the owners of the wall once it is completed.

Moes Run — Chad Graham is building a house for a lady who would like a bigger backyard, going
into their common area. We would need to look at it to be sure it is level and above the bluff, and
then the Homeowner's Association would need to sell it to her. The original design was created by
their Homeowner's Association. No one on the SRC had an issue with this.
