PERFORMANCE BOND REMINDERS: Cornerstone Church Property and Valley Bank
Subdivision — Northridge & Hwy 93 N. Valley Bank had posted a Letter of Credit previously for
$100,000 regarding zoning and a PUD for a subdivision to cover landscaping, curb, gutter, and
sidewalks, to bring it up to street profile. The Letter of Credit expired in 2012. The bond amount
was gradually diminished to $14,000 as progress was made. Valley Bank is not interested in
developing the site at this time. LeClair stated that we could release this on an Improvement
Agreement and when they go back to develop the property later, the new development would trigger
these improvements. Freyholtz noted that they would need new approval from MDT on their
approach, too. LeClair will put this agreement together and bring it to Site Review next week.
OLD BUSINESS: 10 Meridian Court — new commercial building. This is an existing lot within the
subdivision. They will be submitting a revised Planting Schedule to Fincher. They are still working
with Wargo on their stormwater. This will be on the agenda for next week.
Sportsman & Ski Haus — Existing building with an addition to the east, including small mezzanine
areas, storage, and expansion to their retail area. There are three parcels between their existing
building and the theater. The property lines will need to either go through an amended plat or
something to treat this as one parcel for purposes of building and fire code. They will need to keep a
40' buffer from the theater. Wargo is satisfied with their stormwater drainage. This is approved
through Site Review.
The Shops — 85 Treeline; new retail spaces. Fincher is working with Karen on this project. The fire
line needs to be cut back far enough to remove the blow off. This will be on the agenda for next
week.
NEW BUSINESS: None.
PLANNING OFFICE ITEMS — Regarding the zone change for property located at the south end of
the West View Estates Subdivision from RA-1 zoning to RA-2 with the balance of the request from
R-3 to RA-2 receiving a recommendation of denial, Mr. Owens has requested that this go back to the
Planning Board on November 12th instead of going to the City Council. They have completed a
redesign of what the commercial area could look like with a residential feel.
The board is continuing to work on the update to the City's Growth Policy.
OTHER BUSINESS: Spring Prairie, Phase 3 — This will be going to the City Council for Final
Plat for the November 4th meeting. The mylars are being signed by the DNRC presently.
