Van Ee Apartments — Their bond has been released.
Total Serenity — Their bond has also been released.
Ashley Heights — Jentz recalls that if they had any construction built by August 15th near the bypass,
they were to have the sound wall built by October 1st. We have a Performance Bond on this. A letter
has been sent to Wayne Turner to have the wall completed. He has submitted a counter proposal to
have it up by November 1 ", because our bond is good until December 31 ". Planning has asked him to
have a plan in place and the wall installed by November lst
OLD BUSINESS: School District 5 Central Kitchen — 205 Northwest Lane. This is a 5,400 sq.
ft. single -story, kitchen -only building. The food will be delivered out to the various schools. This is
actually 4 parcels, which includes a 5.625 foot strip that runs along the western boundary. They are
in the process of getting those bound together. They are working with Mike Baker on the "Safe
Routes to School" (SRTS) Grant money, which would include rebuilding the existing pedestrian trail
that goes up to the school which would go along Three Mile plus the trail on the east side. The
sidewalk is separate, because it does not connect to the school. They will still need to put in a
sidewalk along their property on the west side of the property, the east side of their building, on
Northwest Lane. Sidewalk on Three Mile may be taken care of with the pedestrian/bike path. This
will be on the agenda for next week.
Depratu — Glacier Volkswagen — 11,000 sq. ft. building, non-sprinklered. They had created two
lots, and this went through the zoning PUD process in March. Parks is still waiting for their
Landscaping Plan. They received two bids that came in higher than expected. Sorensen reviewed the
Ordinance PUD conditions as follows: The General Conditions, 41 through 45, have been met. 46
through 414 are prior to issuance of the Building Permit. 46 has been taken care of per City Attorney
Harball as they have signed the Development Agreement; 47 The billboards have been removed; 48
Parks Dept., 49 Parks and Public Works regarding the pedestrian path; 410 and 411 Public Works
regarding the traffic analysis; 412 Public Works regarding water and sewer main extensions; 413
Public Works regarding Stormwater Management Plan; and 414 Public Works regarding the sewer
main tied into the regional lift station. Conditions 415 through 420 will need to be completed prior to
issuance of the Certificate of Occupancy.
NEW BUSINESS: None.
PLANNING OFFICE ITEMS — LeClair asked that if anyone has any special conditions they want
added for the following two projects, they need to get them to him by the end of the week.
Bright View Subdivision (Glacier Eye Clinic) — submitting for the August meeting. Planning needs
comments from Public Works before the 6th on this. This will be going to the Planning Board on
August 13'h.
Pediatric Dental Office — There will be a request for a zone change on North Meridian from R4 to
B 1 for a pediatric dental office. The agency referrals have been sent out. This will be going to the
Planning Board on August 13'h.
OTHER REPORTS: Four Mile Drive was approved as an Urban Route, having been previously
approved by the Technical Advisory Committee, but it was decided by the Highway Commission not
to approve this as an Urban Route. T.A.C. will go back to them in September and request that they
reconsider their action.
