OLD BUSINESS: None.
NEW BUSINESS: School District 5 Central Kitchen — 205 Northwest Lane. Sorensen noted that
the GIS didn't have the street address for this coming off Northwest Lane. Public Works will verify
the address. This is a 5,400 sq. ft. single -story, kitchen -only building. The food will be delivered out
to the various schools. Access is off of Northwest Lane and something coming off of Three Mile —
possibly a staging area. Crowley noted that the bollards are staying there. There are two parcels
there, and the building appears to be straddling the two. The two parcels together would be
approximately 210' x 430'. The placement of the building they are showing wouldn't be able to put
any other buildings on there in the R-3 zoning; Sorensen will discuss the location of the building on
the two lots with them. He is uncertain about their timeframe on this project. Regarding the sewer
connection, Wargo stated she is waiting to hear from HDR Engineering on their conclusions from
modeling it. Crowley stated curb, gutter, and sidewalk will be required on both Northwest Lane and
on Three Mile Drive. Dedman asked if there was Federal grant money available in that area for
sidewalks. Freyholtz will follow-up on this as to what MDTs involvement will be. Discussion was
held as to the access on Three Mile Drive. Parking requirements will be based on the number of
employees they will have.
PLANNING OFFICE ITEMS — Nothing for the July meeting.
Fred's Appliance/Gardner PUD — A 20,000 sq. ft. building will go in north of Mergenthaler's on
Highway 93 South on Gardner's property. This was approved at Tuesday night's Planning Board
meeting. They will be moving into the Gardner's Auction building temporarily and as soon as their
PUD is approved through the City Council on July I", they will begin construction on their new
building.
Bright View Subdivision (Glacier Eye Clinic) — Has an application coming through for the August
meeting.
Pediatric Dental Clinic — A request for a B-1 Commercial Zone Change off of North Meridian (the
old trailer court property) for a possible pediatric dental clinic is coming through, also for the August
meeting.
OTHER REPORTS: Jentz discussed the location of the pedestrian trail along Spring Prairie, Phase
III. His general recommendation for the best location would have at least a 10' separation off the
highway. There are three phase wire power poles, the BPA towers, etc. there, along with other
obstacles. The future connection will need some fill to connect. The right turn lane will be widened
at Treeline by MDT.
