Performance Bond Reminders: Stratford Village is getting a new bond in. Blue Herron is going to
Final Plat on Tuesday. The left over issues from Phase I are due by June 30t'`
OLD BUSINESS:
30 Meridian Court — Great Bear Builders — Steve came back with some changes on this.
Regarding the site lighting, they are not planning on putting in any posts. The lighting will
only be on the building, and they are working with Alpine Lighting to put in residential "Dark
Skies" lights. They will be putting in a fence with slats, and may run it in the back. The
committee requests no fencing west of the storage area. They have an ADA ramp, but will
need to expand the HC aisle to 8 ft in width. Landscape rock with small shrubs. They will be
in excess of the required 5% landscaping. Final landscaping details are to be coordinated with
the Parks Department. Public Works will review the Drainage Plan. They will extend the
sidewalk from the front of the building to the public sidewalk as previously requested. Fire
has looked at the hydrants and the access. They will need one more hydrant within 400'. This
is approved subject to final review on the lighting, parks, and the check off from Public
Works after reviewing their calculations.
NEW BUSINESS:
139 —1st Avenue West —Bay Bar & Grill —expansion of the restaurant/casino. They want to
expand the building into the open patio area in the middle along the north side of the building.
There is a CUP from 1998. There is a window well in the patio area that provided egress for
the basement. Without that, they would have to sprinkler the basement. They plan to expand
the kitchen preparation area into the basement and will sprinkler it. Roger asked if they have
contacted the Dept of Revenue — there was a referral a few months ago. This will need to go
through Architecture Review. They will need to add three additional parking spaces. There
could be a loading area requirement. They are adding about 900 square feet. The CUP was
discussed. PJ will discuss all of these issues with them.
PLANNING OFFICE ITEMS:
Ashley Park Phase 8 — There is a greenbelt along that area. They will be coming in with the
Final Plat.
Willis Addition #3 - Near the intersection of Sunnyside and Denver — Adding a 150'
driveway for a "flag" lot. These are '/2 acre lots. Extensive discussion was held. One
question related to whether the proposal is "in -fill," which would be allowed by the
subdivision regulations, or would not be permitted due to the recent creation of the
subdivision (the flag lot would not have been allowed when the subdivision was created). Fire
and Public Works are not comfortable with this proposal. The matter will be taken under
advisement.
