Performance Bond Reminders: Muskrat Slough's bond expires today. National Flood's
Certificate of Occupancy checks have not been received back yet. The hydrant will occur
when Westwood Estates comes in. Fire will require a performance bond. Public Works has
not yet received any engineering calculations. They need to submit an estimate to Parks for
approval. PJ will have them send a proposed bond to Fire and Parks. 15 Meridian Court_-
office building - has some various issues; Ron Terry's office building to the east will need to
make some adjustments (they have not requested a C/O). They will need to make a parking
bumper, cut out some of the parking asphalt, and put in landscaping. They will need to
coordinate their drainage with Public Works. Since this project is less than 10,000 square
feet, they should have depressed landscaping and 5' setbacks.
OLD BUSINESS:
Meridian Court - Great Bear Builders — A drainage plan is needed. They are waiting for
approval from Public Works and Parks. The fence can run to the setback, just not in the front
setback area.
NEW BUSINESS:
Dr. Stebbins' Office — preliminary review — adding another office on the upper floor.
Parking requirements will drive the square footage. The lower lot can be increased by four
spaces by building in the setback and using compact spaces. They agreed to a condition that
would not allow access on Meridian from the lower parking area, and no access to the upper
lot from Parkway Drive.
540 West Idaho — preliminary review — Grizzly Building Co. Would like to have storage
units as display models on the front of the lot. The buildings would be assembled on site.
They would need two parking spaces. B-5 zone. A CUP would likely be required, with 20'
setbacks. We would need a condition that the units could not be used for storage on site.
They have a signed lease on this property and will be on the premises by February 6th. The
building will be used mostly for an assembly shop. The loading area was discussed.
PLANNING OFFICE ITEMS:
Car Wash and Small Retail or Office — Michael Blend project - on corner of Meridian and
Liberty. The present zoning is R-5. They are asking to go B-1 Commercial. 10' landscape
area. The intersection with the parking area on Meridian next to the offices would need to be
reconfigured.
Granary Ridge — Final Plat. Discussion was held regarding the setback area. Tom will
discuss this with them.
Appleway Business Park — need something from Fire. They will bond for the sidewalk and
have bonded for the landscaping. They need a 10' x 30' pad for their mailboxes. They need
to show us the plan for this, which needs to be approved by the Postal Service and Public
Works.
Old School Station — Waiting for Final Plat to come in.
Northland Phase II - ?
Debbie Willis Proiect — The flag lot proposal is being put on hold.
Kelso Subdivision — May be annexed eventually. We will need to make sure it is built to the
City standards.
