ATTENDING:

Tom Jentz, Planning & Building Director Wade Rademacher, Police Lieutenant
Rebekah Wargo, Asst. Civil Engineer P.J. Sorensen, Chairman
Kathy Kuhlin, Recording Secretary
GUESTS: James Freyholtz, Montana Department of Transportation
HEAR THE PUBLIC: None.
PERFORMANCE BOND REMINDERS: We have accepted the bond that came in last week
for Depot Place.
OLD BUSINESS: Coffee Shop — 305 2nd Ave W; convert dry cleaning business to restaurant. Jerry
Begg, the building owner, met with the Planning Dept. and the City Manager. He later met with
Public Works and has agreed to have the sidewalks replaced. We have not heard back from Mr.
Begg as yet on the parking lot, the parking spaces that back out into the street, or on the roof drain
issue.
Glacier Eye Clinic — Reserve Loop; new medical office. Wargo stated they will probably have
everything addressed by Friday. This project is passed through Site Review.
Prestige Assisted Living on Glenwood — Memory Care Addition —They have agreed to put in the
sidewalk connection from the building out to Meridian. We are still waiting for plans to be submitted
on this project.
NEW BUSINESS: Porteus BBQ —180 Kelly Road — change of use from retail to restaurant. They
will be going into the building where the aquarium shop used to be. This is a 1,600 sq. ft. portion of
the building converting over to restaurant use. Dedman has discussed their fire issues regarding
extinguishing systems within the building and questions regarding their trailer. He has referred them
to Gary Hoes in the Building Dept. There is paving through most of the area, but there is no striping.
Part of the parking goes on the adjoining property, but they have a recorded easement for that
parking. They will need to stripe on the north side of the building near the front door to include the
required handicapped parking. Public Works will review the site plan, and this will be on the agenda
for next week.
PLANNING OFFICE ITEMS - Leisure Heights — Request for an annexation for a lot on the far
east side. They had a septic failure.
Orchard Village Apartment Complex - southside of Appleway. Request for an annexation of a
sliver of property on the very west side, which presently has a little house on it. Zoning is B-2. He
wants to put another 4-plex apartment on there. This would be an annexation with a Conditional
Use Permit. He plans to keep the house there.
OTHER REPORTS: Concord Lane — Exclusion request for a sliver of land that is in the City in a
drainage area. The person that owns this has most of their property in the County. She is paying $83
on her taxes to the City for this little sliver of land. She is requesting that this be excluded from the
City and make the whole property in the County. The reason it became this way is that there was a
land swap in approximately 1996. The committee agrees with this request. She will need to sign a
petition and then that will go in front of City Council.
Fred's Appliance — They are still planning on coming in for their PUD process next week, followed
by their Building Permit. This project will be built on Gardner's land, just north of Mergenthaler's.
The meeting was adjourned at 10:15 a.m.
