OLD BUSINESS: Depot Place — 3rd Ave EN/E Center; new senior apartments — The Sparrow
Group has discussed this project with Dedman, and he will not require a hydrant at the first building
but will require one with the second building along Railroad Street. They can pull from the hydrant
that is down by K.M.E. and bring it over. Crowley said that Public Works is still working with the
engineer, but they have not submitted complete plans. Wargo said she has begun review ofwhat they
have submitted and there are some things that are not up to standards. Parks is okay with this
project. Revised elevation drawings have not yet been submitted. This will be on the agenda for next
week.
Original Juicery — 1645 Airport Rd; new drive-thru juicery — nothing new on this project yet.
NEW BUSINESS: KRMC — parking lot — the area on the east side of the Sunnyview Lane bell
curve. This will be on the north side of Sunnyview Lane. It meets all the dimensional requirements.
They have their landscaping plan and their photometric plan submitted. Fire is okay with this. It
would come onto Glacier View and then out onto Sunnyview. This is passed through Site Review
but they will need to continue to work with Public Works.
PLANNING OFFICE ITEMS: Group Home on 6th Avenue West — submitted their application
yesterday. He is considering possibly amending it to a different location. There is a house
immediately south of the Ray of Hope homeless shelter on the other side of First Street West on the
corner. He is looking at possibly buying that, tearing it down, and putting up a new house so it would
act like another Ray of Hope as a homeless shelter. This is his tentative plan. It may be a month or
two before we see anything new.
OTHER REPORTS: Mile High Court — (originally the Abbey House) Request for subdividing a
lot at the end of Mile High Court. The lot is about 29,000 sq. ft. Noah Bodman, the owner, and
Artis Larson, Surveyor and Engineer, are present on behalf of this project. They want to subdivide
this lot into three lots, each with a single-family home. The end of the subdivision has a T
turnaround. Dedman would prefer a cul-de-sac but is okay with the T turnaround. Wargo has some
concern with the stormwater detention pond that is for off -sight drainage that comes from the west
and the north that is on that lot right now. She is concerned about having this detention pond in
someone's backyard. Crowley suggested that they relocate it to the south where it is accessible and
serviceable. It would have to be five feet from the property line. They would have to do some
additional water and sewer taps which will cut through the asphalt for these three properties. They
will be getting the back lots mowed in the next couple of days. They will need to install some sort of
curbing to delineate the right-of-way from the private property. For park land, they will probably do
a cash in lieu payment. They have requested a waiver, which Planning will take under consideration.
Triangle Lot at Sunnyview - Crowley had a pre -con meeting with Swank and LHC regarding
paving the triangle lot at Sunnyview, next to the apartments. As part of that, they need to put in a
storm line across the street and they would like to close the road and trench it on Saturday,
September 29th. The hospital knows about this and agreed that this would be a good day. They will
put up adequate signage. Both Rademacher and Dedman are okay with this as long as they receive a
road closure notice.
