OLD BUSINESS: West Coast Hotel/Kalispell Center Mall — expansion — F. Ray had contact with them about the stand pipe. Nothing new has been submitted. JTL has begun construction of the right in, right out areas. John Robinson is doing the landscape plan. NEW BUSINESS: None. PLANNING OFFICE ITEMS: None. OTHER REPORTS: Glacier Meadows — Michael Blend - Montana Rentals in B-4 zone. This is located on 2" d Avenue West and the 400 block on the east side of the street. There are three existing houses. One will be converted to a duplex. They are all on separate lots. For zoning purposes, this would be an 8-plex. There is some impact on parking. They are short a handicapped spot. There will be building code issues if they keep their property lines. They need to shift it back so they are not backing out into the alley. There should be no opening on a lot line according to the building codes. Their permits would be for two single family units and one duplex. Each would be structurally independent. Separate services to each unit will be required. View as a series of units and not individual units. He needs to get rid of the lot lines. Should do as multi -family condos. Clustering with sublots. Much discussion was held. Zoning lot determination would be the best thing to do. Hutton Ranch — Was sent through PUD. Want to bring in fill to the SE corner of the project, which would slope off into the college property. Will have to compact. Drainage could be an issue, and also the height of the building. Multiple issues are involved; one is technically correct construction, and the other is the visual impact of up to 25 feet of fill above the existing grade. They need the college's permission for the current design, but they could change the design if necessary. We need to see some elevations and cross sections. Narda will talk with Morrison-Maierle. Next Week's Meeting — The meeting is rescheduled to Wednesday, November 23 at 10:00 a.m. because of the Thanksgiving Holiday. MacKenzie River Pizza Company — They have their Landscaping Plan in. They will need some shade trees. Jennifer will contact them. Valley Linen — Sandy noted that their loan through the Planning Department has been closed. Village Greens — Sandy also mentioned that there is construction going on at the north end of West Nicholas. Dump trucks are driving way too fast.
