HEAR THE PUBLIC: None.
PERFORMANCE BOND REMINDERS: Lone Pine Trails — Fincher will check on this as
the bond expired in 2008. Silverbrook — The Maintenance Bond will most likely be extended per
Burnham.
OLD BUSINESS: Auto Zone — 130 West Idaho — old King's Buffet building and old brick
building (formerly a BBQ Hut and before that, a seamstress shop). They are tearing down the
building and the house behind it and replacing it all with an approximate 7,300 sq. ft. building just
off the alley, towards the north of the lot. Wargo stated that Turner is waiting to hear back on
their stormwater. Burnham stated Public Works has a couple comments on how they have
shown their sidewalk. Public Works will talk to them about this these two items. A stormwater
pond will be going in the back. No building plans have been received yet. The curb cuts will be
taken out, and Fire Dept. access will be off the side street and there will also be alley access.
They show the property line up against the sidewalk. We usually ask for a foot between the two.
Fincher will discuss the trees and fill materials with them.
NEW BUSINESS: None.
PLANNING OFFICE ITEMS: Nothing for the July Meeting. The Cardin Annexation on South
Woodland is going through. It is the second lot behind Cardin that came through two months ago.
So there is a'/z acre coming in instead of/4 acre for a house.
Main Street — John Hinchey has asked to have flower planter boxes up against the buildings on the
sidewalk, along with small sandwich board signs along Main Street. Planning will be talking to MDT
about this. From Center Street to 6th or 8th Street.
OTHER REPORTS: Diehl suggested that Conrad and Jentz talk with Dedman about annexations.
Majestic Valley— Jentz sent them an e-mail stating that a direct annexation isn't going to work. It
could work as an Annexation District. The County approved a Zoning Text Amendment, called the
General B-2 Highway Green Belt Zone, that allows commercial zoning with a 40' setback on the
highway, in which 20' of it could be parking and contain a sign. This would be eligible for any
primary or secondary highway, including Whitefish Stage, Farm to Market, Highway 93, etc. There
are two sets of property owners between us and Silverbrook that are waiting to come in for the
commercial zoning from the County, which they will probably get and then in a couple of years, they
will want to join the City for our utilities.
Sorensen noted we had a neighborhood meeting on drainage issues between Learn Lane and
Willow Creek Subdivision, south of Foys Lake Road. There was a consensus on working together
to resolve some of their drainage problems out there.
Evergreen Flood Plain Re -study - We have received the preliminary maps on this. It does not
impact anything that is in the City jurisdiction. The County will behaving a neighborhood meeting in
July in Evergreen. There are 1,000 lots that will be in the flood plain now that weren't previously,
mostly along the north side of the highway from where Stillwater/Whitefish come in and then heading
out past K-Mart. And a couple channels off to the north. Insurance rates will go up in these added
flood plain areas.
