Sorensen, Chairman Rebekah Wargo, Asst. Civil Engineer Kathy Kuhlin, Recording Secretary GUESTS: Jeff Walla, Stelling Engineering; and James Freyholtz, M.D.O.T. HEAR THE PUBLIC: None. PERFORMANCE BOND REMINDERS: None. OLD BUSINESS: Applebee's — 2322 Hwy 93 N; new restaurant — Public Works submitted some comments to them today, and Burnham and Diehl signed off on the approval sheet. Parks has stated that they will also sign off. Walla will respond to the Public Works' comments and issue an addendum to the City. Walla will let Sorensen know if they want to go with the condition from Architectural Review or if they want to meet again with ARC to have further discussion. NEW BUSINESS: Mahugh — 264 N Main; Administrative CUP — The Center for Real Estate Building on the northwest corner of Main and Idaho are looking at converting up to four of their office spaces into studio apartments. Only interior changes. Diehl stated that this is a change of use. The Building Dept. review will look at the possible fire requirements. There will be sewer and transportation impact fees. This is zoned B-2. This will be on next week's agenda. Buffalo Hills Golf Course - A request for two starter shacks and a maintenance building, all located near the clubhouse on top. It will change where the Cameron Nine begins. Everyone needs more time to look at this. Spain — 135 W Idaho; convert to beauty salon — going in the old Quizno's building, with interior changes only. Approved. PLANNING OFFICE ITEMS: None. OTHER REPORTS: Hutton Ranch Road — will be continued from Wal-Mart to Reserve Drive. This will create back door access to Mountain View Plaza. This will replace their present delivery road but the developer wants this to also be a major entrance/exit from Reserve. MDT has asked on behalf of Mtn. View Plaza to put a large pylon sign. Jentz would like them to amend their PUD if they intend to put up a large plaza sign and have it reviewed by Site Review. The access does not line up there. The meeting was adjourned at 10:25 a.m.
