06-24-21 Site Development Review Committee MinutesSITE DEVELOPMENT REVIEW COMMITTEE SUMMARY Thursday, June 24, 2021 First Floor Conference Room 201 First Avenue East ATTENDING: PJ Sorenson, Senior Planning Patrick Jentz, Engineer I Keith Haskins, City Engineer Tim Falkner, Admin Captain Rick Parker, Commercial Plans Examiner GUESTS: James Freyholtz (MDT), Maggie Davis Sr, Maggie Davis Jr HEAR THE PUBLIC: None PERFORMANCE BOND REMINDERS: Morrison-Maierle - 172 Timberwolf Pkwy; grading, paving, drainage swale, landscaping (SIA default date 6/30/21; completion bond exp. 1 year from completion) – Per Keith this bond will be released today (06/24/21). OLD BUSINESS: Arcade & Tap House – 2400 Hwy 93 S. - remodel to arcade/tap house – Public Works still has no civils and Building has been communicating with the architect about comments. Del Phipps sent out pre- treatment comments in April but has not heard anything back. This will be on the agenda next week. Kalispell Foot & Ankle – 58 Village Loop; new office. PW sent comments out, waiting on resubmittal. This will be on the agenda next week. Owl View Ph 2 Building 2- 210 Sawyer Ln; new apartment building. Public Works is waiting on a resubmittal. This will be on the agenda next week. World Gym Addition – 555 E Swift Creek Way; Addition to existing gym. Nothing new. This will be on the agenda next week. Chipotle – 2261 Hwy 93 N; new restaurant building. Planning comments have all been addressed. Public Works has sent comments out, pre-treatment is completed for the TI and nearing completion for the shell. This will be on the agenda next week. Penco- 2310 Hwy 93 S; building addition. Storm/sewer design is still under review by Public Works. Due to the size of the building they either need to put in a firewall or a fire/sprinkler system. Building is waiting to hear back on what they want to do. This will be on the agenda next week. Taco Bell- 2260 Hwy 93 N; new restaurant building. Planning is satisfied with sidewalk; Engineering is good. They revised their pre-treatment plan so Public Works need to review it before they can fully sign off. Building review is complete. This will be on the agenda next week. Flathead County North- 290 N Main St; remodel and parking lot reconfiguration. Building has received a new set of plans and will start reviewing this week. This will be on the agenda next week. City of Kalispell Police Search Building – 1428 1st Ave W; new police storage building. Public Works is ready to sign off. Pre-treatment still needs to be approved for the sand/oil separator. This has passed through site review subject to pre-treatment approval. Costco ADA parking- 2330 Highway 93 N; establish and restripe handicapped parking spaces. Nothing new. This will be on the agenda next week. RDO- 3145 Hwy 93 S; enclose existing covered outdoor storage. Public Works will not sign off until the 1st phase is completed. This will be on the agenda next week. Glacier Eye - 155 Timberwolf Parkway; new medical office. Public Works will be sending out comments today. Architectural review approved subject to a few landscaping items. Building plans have not been received. This will be on the agenda next week. Northwest Energy – 890 N Meridian; shop addition to existing building. Public Works sent out comments on 06/23/21. Building plans have not been received. This will be on the agenda next week. NEW BUSINESS: Highline Dermatology – 475 Cascade Loop; new office. Departments are just beginning their reviews. This will be on the agenda next week. Chick-Fil-A – 35 Treeline Rd; new canopy. Committee decided this does not need site review approval. PLANNING OFFICE ITEMS: PJ is working on the staff report for Meadows Edge Phase 3 & 4 preliminary plat and the Phase 2 final plat.
