03-26-20 Site Development Review Committee Minutes SITE DEVELOPMENT REVIEW COMMITTEE SUMMARY Thursday, March 26, 2020 First Floor Conference Room 201 First Avenue East ATTENDING: PJ Sorensen, Chairman Patrick Jentz, Engineer II Tom Tabler, Senior Civil Engineer Chad Fincher, Parks & Rec Director GUESTS: None HEAR THE PUBLIC: None PERFORMANCE BOND REMINDERS: Sherman Building is looking for CO and has submitted a $2,800 cash bond for landscaping, etc. Committee discussed releasing bond for KNTC Phase 1 & 2, as well as the Lofts at Ashley building 3 and the townhomes. OLD BUSINESS: Flathead Industries – 40 E Idaho; drive-through/drop-off addition. Zoning spoke with them recently and they have hired an engineer. They are looking at moving forward this May. Public works approved the original layout and are expecting to receive a few changes from the engineer soon. This will be on the agenda for next week. Kalispell Family Dental – 720 2nd St E; Has passed through Architectural Review. Zoning has some parking adjustments to discuss with them and Public Works will send comments on sidewalks to be installed; there is a concern with the amount of ROW is available for sidewalks. This will be on the agenda for next week. Montana Executive Office – 1001 Main St; remodel; Public Works is ready to sign off. Building is still under review. ARC has approved the new landscaping submittal w/ conditions. This has passed site review subject to landscape approval. FVCC College Center – 777 Grandview; new college center; All departments still under review. This will be on the agenda next week. Town Pump – 2910 Hwy 93 S; new store/casino/lounge; Zoning will be contacting them about expanding their landscape buffer. Approach approval will come from MDT. This will be on the agenda next week. KNTC Apts – Jefferson St; revised layout; Nothing new. This will be on the agenda next week. Woodland Apartments – 23 Woodland Park; new multi-family. Still under review. ARC tabled the project and has some landscaping items they would like to see changed. Parks will contact the owner to go over some of the landscaping and boulevard requirements. This will be on the agenda next week. NEW BUSINESS: Big Sky IV – 560 Cascade Loop; new office building. Still under review. Project went to ARC in 2019. This will be on the agenda next week.
