PERFORMANCE BOND REMINDERS: Tabler stated Crowley is still reviewing the list.
OLD BUSINESS:
Universal Mechanical — HVAC - old Merganthaler building — Center St. We are supposed to
receive plans from them by mid -October. This will be on the agenda for next week.
Northwest Drywall — 1109 E Oregon St; new warehouse in the Rail Park at the south end. Their
final set of plans are not in yet, but they are making some adjustments. Jentz noted they are looking
at moving the building to the south. This will be on the agenda for next week.
Flathead Special Ed Co-op — 21 Meridian Ct; new school building. We are waiting on their
stormwater plan. They plan on asking for a variance from the City Manager and then the City
Council. This will be on the agenda for next week.
Maw — 25 Appleway on the south side; apartments. Two 4-plexes. The CUP said they will have to
provide stormwater solutions, recreational amenities, sidewalks, ROW improvements, and a number
of other different things. The only way they can get eight units in this configuration is to do a
stormwater variance. Nothing has been received from them yet. This will be on the agenda for next
week.
KNTC Apartments — Rose Crossing — new apartments. Some phasing plans came in. We are
waiting for some final details. Public Works' comments went out. Nygren stated they want to extend
Jefferson down to the far property line about 1,300 feet. The committee has no concerns with them
doing this. Dedman stated they will need to have their secondary access for fire at the beginning of
their next phase. This will be on the agenda for next week.
Turley - 749 W Center — change of use to auto restoration. They will be coming through with a
Conditional Use Permit for the auto repair business. He also owns the facility next to it, which has a
lot of cars in it. It already has sidewalk, Landscape Boulevard, and parking. They will need to
restripe their parking lot. This is passed through Site Review. This will be on the November
Planning Board agenda, and then go to Council in December.
NEW BUSINESS:
World Gym — Diamond Peak; new athletic club. Brodie stated they are doing a 9-foot boulevard
because it will mimic what is to the west of it on Great Northern Trail. This will push it out of the
easement. Additionally, there were some modifications to the building that pushed it down south a
little bit. They are going to try to get that easement moved to the back of curb there. It will go
beyond the back of the sidewalk, which will be a landscape buffer for the next development to the
south. Sorensen stated we will count the islands in the 5%. Brodie added there is one other lot there
to the east of this, which would be a continuation of the parking lot, and that access would serve the
lots to the south. The public street is just Diamond Peak right now. The paths will connect to the
walking path on the east side of the property. Sorensen asked if this same 50-foot roadway would
make that 90 degree turn and go to a connection down there. That's how a number of lots would be
accessed off to the side. Nygren stated there is another City Street just north of what will be multi-
family that will tie into here. Brodie stated right now they are not going to bring the actual road all
the way around the outside. They want to make sure they have the utility access easement for the
entirety of that water main and then make sure that their pedestrian connectivity went to the trail on
the east. They are going to make an amendment to the plat to make all that line up with the
easements. They will need to do this prior to their C of O. Public Works will need a full submittal to
calculate their impact fees. Brodie asked for the next lot over, will they need to extend the main for
sewer in Church Drive for their next project? Tabler will discuss this with Haskins. This will be put
on the agenda for next week.
PLANNING OFFICE ITEMS:
Eagle Valley Ranch — Nygren noted this project was passed by City Council on Monday night. They
have designed a PUD.
OTHER REPORTS:
Bloomstone — Nygren asked about where the trail system on the east side of their development will
connect. Fincher stated it is supposed to connect on the north side by ending at the Kidsports
property line. Nygren noted that it just stubs out. Fincher will take a look at this.
