Approved 7-0. Old Business: Lonnevik Law Office — 501 Ist Ave E; new freestanding sign. Adding planters on the side. Colors — see photos. John moved to approve; Russ seconded. Approved 7-0. Closet Classics — 2472 Hwy 93 S; new wall signs. Potential future remodel looks good. Lori Bjork arrived late to the meeting, with the discussion broken into 2 parts. South side will have large signs — one for them and one for a tenant. North side will have signs. Not blue. Carol moved to approve location, with final approval pending submittal of colors. Approved 6-0. Bloomstone — Spring Prairie project was planning on installing a parking lot, but now will wait until a full set of building plans are done. New Business: Lamplighter — 410 Windward Way; addition to existing building. Covered patio. Will match existing building. Mark moved to approve; Janet seconded. Approved 7-0. Walmart — Hutton Ranch (preliminary review only). Beach presented the project. It will take most of the remainder of the south side of Hutton Ranch. There was discussion regarding access to the site (primarily MDOT's jurisdiction). They will do dark sky lighting. They should add more landscape buffering between the north facing truck bays and the street. Their overall landscaping should include a mix of evergreens. The parking lot configuration might be better without the islands which block the traffic flow. Colors will be changing (committee encouraged the use of the older, more lively colors). There will be significant interior changes from existing stores. It was suggested that the whole store flip to put the garden center on the south — better exposure for plants and keeps the garden area away from the highly visible north end of the store. In lieu of flipping the layout, they should add substantial buffering, stone columns, etc to the garden center area. Discussion as to whether the design should be more complimentary to the existing buildings in Hutton Ranch. Janet's photos from Westminster, Colorado, showed a lot of good elements which should be included here. Could add a cap over the main feature in the front which matches the two main entrances. They could dress up the left side of the front elevation a bit. Rear elevation should be dressed up. Four sided architecture is important because of the future development potential adjoining the property. Other Discussion: None Meeting Adjourned at 8:50
