Big Sky Manor Community Housing Needs Public Hearing
Bi Sky Perservation, LP, a Montana limited partnership, with an address of 110
2" Avenue West, Kalispell, Montana 59901, (619) 276-6271, in partnership with
Northwest Montana United Way, a Montana nonprofit organization, of P.O. Box
7217, Kalispell, MT 59904, herby notifies all interested persons of Kalispell,
Montana, that we have planned and are effecting the acquisitioin, rehabilitation
and preservation of affordability of Big Sky Manor, a low-income senior rental
housing complex on the site at 110 2nd Avenue West, Kalispell, Montana. This
project will consist of 28 studio units and 32 one -bedroom units, all for seniors.
This public hearing provides an opportunity to comment on whether this proposed
affordable housing meets a community housing need.

Big Sky Manor Apartments is an affordable housing project (the "Project") located at 110 2nd
Avenue West in Kalispell, Montana, that consists of 28 studio units and 32 one -bedroom units, all
rent restricted and available to seniors whose incomes are 60% or less of the area median income.
The Project is owned by Big Sky Preservation, LP, a Montana limited partnership (the "Project
Owner"), and the Montana Board of Housing has allocated Internal Revenue Code low income
housing tax credits to the Project. The partners of the Project Owner are Northwest Montana
United Way, a Montana nonprofit organization; Montway Partners, LLC, a Montana limited
liability company; CREA Big Sky Manor, LLC, a Delaware limited liability company; and CREA
SLP, LLC, an Indiana limited liability company (collectively, the "Partners"). Northwest Montana
United Way is a tax-exempt organization and it actively participates in the operation of the Project.
The Project Owners and the Partners are planning for and effecting the acquisition, rehabilitation,
and preservation of affordability of the Project in order to allow the Project to continue to provide
low-income rental housing to an underserved population in the Kalispell area. The Project is
applying for an exemption from Montana real property taxes, and in connection with this request
for exemption, the Project Owner has arranged for this opportunity for the public to comment on
whether the Project meets a community housing need. For any additional questions regarding the
