Performance Bond Reminders: Butch Clark SIA, Lot 6, Block 251 on Third. Receive SIA for
Diamond Ridge. Lone Pine expires at the end of this month and may be extended.
OLD BUSINESS:
Hilton — Dropped off agenda until January.
Neal Dental Office — 135 Commons Loop; new dental office — the building sits on a slope
with parking lot at bottom with de facto alley that goes through there. Not sure if there is
enough room for fire turn around. Main parking lot is on top. Some parking spots may be a
problem. Need to make the site work at the driveway to City standards at consistent grade
and not with ADA dome. Utility Plan information is in. Have also included landscape
information. There is a drainage swale next to it. Ray met with their architects on this
program and they plan to sprinkler the building. He will look at the access on the lower area.
NEW BUSINESS:
None.
PLANNING OFFICE ITEMS:
Ashley Heights Subdivision — south of Sunnyside. Turners' project. Highway bypass is
going along the west side of the subdivision. Earth berm for majority of the lots and a 6 to 7
foot wall. Two to one slope on both sides of earth berm on each lot. Paul stated it should be
3 to 1 to get a mower on it. Drainage is also a consideration. The bike path should be
located west of the proposed berm. The south wall is west of this. Berm would be on the
east side of the wall. A 10' bike path would be through the development along the road.
Discussion was held. The berm should be in the homeowners' area, not in individual lots.
Three to one and sound mitigation in a common area, and shift berm on MMOT ROW and try
to get the bike path on the east side. Sean will prepare a letter to the Turners. Chad wants to
be sure that open space funding is included in the park maintenance district so if Parks ends
up taping care of this, they will have a funding source.
OTHER REPORTS:
Flathead Industries — old Sportsman's building — 45 degree angle parking. They need to
lose one more parking space, and get an 8-1/2' easement. Trash compactor and guard rail are
proposed — may have some problems. Truck access and loading area on their property. If
there is a truck well, they will need to fence it from the driveway cut to the property line with
a 4' rail distance. Public Works is okay with this sidewalk in front on the northeast of the
property and extended down to the public sidewalk.
