Performance Bond Reminders: Cascade Business Park has enough security to cover an 80'
area of sidewalk.
OLD BUSINESS:
Neal Dental Office — 13 5 Commons Loop; new dental office — Their building plans have not
been received yet. They are building on a slope. They have a private road easement that ends
on the south edge of the property. Does that work as a fire turn around? Gary stated that
they would try not to have islands in the parking area and the building will be sprinklered. F.
Ray is getting them new fire flows from Frank. Susie has not looked at the drainage issues
yet. They have handicapped parking in the lower level, too. Jeff stated that if there are two
separate offices, they do not need connectivity for ADA. If there will be multiple tenants in
this building, then the Building Department will ask for an elevator. We need the rest of the
plans to know if they need a connection.
NEW BUSINESS: None.
PLANNING OFFICE ITEMS:
Vista Estates — Nicole has been working on the environmental assessment for the SHOP
grant for 16 lots in Mountain Vista.
Diamond Ridge Estates — their final plat is in. They still need some trees put in and a little
bit of paving.
OTHER REPORTS:
Homeowners' Associations — Public Works is updating their design and construction
standards. In this regard, Homeowners' Associations need to be established, either by
subdivision standards or something. We could set up something similar to a Parks
Maintenance District to maintain the common elements so when the Homeowners'
Association does not do anything, we will have a way to take care of things in the subdivision
by using their Homeowners' Association dues. Mark will meet with Nicole on this.
