Performance Bond Reminders: Treeline Road bond expires in a month. We are trying to work
with the engineer and contractor. This is the portion between Lowe's and the Holiday Inn. They
have not fenced the road. Regarding Mountain Vista Phase 1 on the east side of Mountain Vista, we
will release it as soon as we get a Warranty and Maintenance Bond. Regarding Stillwater Bluffs at
Country Way, street lights have been turned on there. They installed their irrigation system late in the
summer. We can test the meter. They may get a Warranty and Maintenance Bond.
OLD BUSINESS:
Neal Dental Office — 135 Commons Loop; new dental office — fire access — driveway
easement that goes through lower parking lots and then comes to a dead end. Also, the back
open area that could get a landscape area, not requiring a turn around there. Need to leave at
least 50' to 60' from the building. Ray will put an overlay on it and do some figuring on the
back lot. Susie will still need to sign off on the drainage. There are some ADA issues and
lighting issues. Parks would like a more specific landscaping plan. PJ will pass on these
comments.
NEW BUSINESS:
None.
PLANNING OFFICE ITEMS:
Diamond Ridge Estates — On Three Mile Drive on the south side off Aspen Creek.
Completing own infrastructure and a storm water test. Subdivision Improvement Agreement.
They need common area instead of an easement. (More southern portion, part of the
detention pond). Also requiring a fence. Condition 5 related to the parkland cash in lieu for
1.14 acres. They said they have submitted a check for $28,500, but we are questioning the
amount possibly not being enough, and Chad has not received the check. Theywould need to
pay for an appraisal on this if Parks decides this is not enough money. The bike path
easement will need to be shown on the plat and also be recorded. It will need to be an all-
weather surface that will support a truck. They will need something signed by the neighbors
saying they agree to this easement. They had originally said they will plant 40 trees, and have
included money for these in the SIA. They will bond for the additional 25 trees. Fire access
to the existing house is up the driveway instead of the dead end cul-de-sac that is in front of
the house. Discussion was held regarding access options. The house should be addressed off
the street it fronts. Current issues are: the bike path easement, common area, and tying the
driveway into Beville Court to the west on the revised plat. Access on Three Mile Drive has
been approved by MDOT.
