Performance Bond Reminders: Holiday Inn — APEC and Swank insist that sidewalks were never
required on both sides of the road. Site Review minutes reflect these were required, and the City will
try to get Goldberg to renew his bond. Swank and Goldberg need to work together on this. On
February I't, we get their bond if they do not follow through on this.
OLD BUSINESS:
Neal Dental Office — 135 Commons Loop; new dental office — We should get a more
complete package soon.
Kohl's / Sgrin2 Prairie Phase 3 — Hwy 93 N; overall site layout and new retail store — This
has gone through Architectural Review and was approved. They know they need to get final
plat. Storm water, grading, water and sewer all need to be provided to Public Works. They
will be trying to get their permit in March.
Tinseth — 750 N Meridian; addition and new storage building — Sidewalk connection from
existing sidewalk on Meridian. 24'for the two-way driveways. Fence with little grade
differences, pave across with sole access being right in, right out. Letter was provided giving
Tinseth permission to use that access from Crescent. Access from south is legal access.
Handicapped access is good. Recorded easement from property to south is what we need for
fire access. Drainage details need to be provided to Public Works. Also need a Lighting Plan
or a letter stating they will not have lighting; just a storage building.
Office Solutions — 700 Sunset Blvd; remodel/expansion of non -conforming use;
Administrative CUP — bringing some parking spaces over, and have a handicapped space.
They did not want to line up the doors. E-mail your approval from all so the building permit
can be issued.
NEW BUSINESS:
None.
PLANNING OFFICE ITEMS:
Subdivision just north of Cenex grain elevators. Erica Wirtala presented project. Property
owner needs to break off a piece of property. Valcon City Services fuel station, Air Works,
etc. are there. Transfer of property 3 to 1 length to width variance never met, so go through
as a little subdivision with a variance. Existing approach could probably be shared. The
whole site is paved. They would need an easement for joint access. Just being split for
business purposes. Also, 6th Avenue W.N. was improved and there was an agreement with
the City. Property line needs to be 20' away from the building. Zoning is B-5. Fire could
have an access issue if they fence this off. There are sidewalks along 5t" Avenue W.N.,
Storing building materials or cross easement should be discussed with the owners if these are
issues.
Glacier Town Center Pro*ect — This has been approved by the Council. The conditions
that the Council gave will be included. As soon as the resolution is signed, Sean will get
copies of it to everyone.
OTHER REPORTS:
Site Review Process — Regarding the memorandum distributed last week, Tom stated that if
the conditions on a subdivision approval are many, they will be required to redo their plans.
Significant changes in the field need to be brought back to Site Review to share the
information in case it affects other departments.
Eisinger Motors — Tom updated the committee on the Eisinger situation regarding the bike
path, sidewalks, and their Certificate of Occupancy.
Bay Ridge Estates — Temporary water tank which is empty was inspected by F. Ray and is
not ready.
Pump/Well House — May need an easement for the well. This is a Public Works building.
The building won't be in the City.
Diamond Ridge — This was approved the other night. When the plat is recorded, need to
show necessary revisions
