OLD BUSINESS:

Neal Dental Office — 135 Commons Loop; new dental office — nothing new.
Kohl's / Spring Prairie Phase 3 — Hwy 93 N; overall site layout and new retail store — this is
still being reviewed. Ray needs the hydrant plan on this.
Mountain Mudd — 1011 Hwy 2 W; new espresso drive-thm — This went through
Architectural Review on Tuesday. We have talked about curb and landscaping. They will
have a 4" sewer line. The curbing will provide more definition for the driving lanes to keep it
from bottlenecking and enhance landscaping. Need consent from adjoining property owner
because a number of things impact the other site. Need to tie directly into the main. They
need to talk with Public Works on this. This will remain on the agenda until the Public Works
issue is resolved.
NEW BUSINESS:
Silverbrook— Hwy 93/Church; irrigation well house is located on the northwest corner ofthe
property. Off of Church Drive, with access drive to well house. This is a private irrigation
system. They need to install sprinkler heads. It is 290' from Church Drive to the front edge
of the well house, a 25' wide road and modified hammerhead or turnaround. The proposed
fire station lot is not shown on this plan. They will need a grading plan.
PLANNING OFFICE ITEMS:
7t" Avenue West — zoned R-4, existing house, divide into several lots and a flag lot. The
right-of-way is only 40' wide. We asked for additional right-of-way. Water and sewer lines
are already in there. There is a hydrant at the corner of their property. Ray will measure the
access on the flag lot. The owner will take out the garage and make sure the house has the
appropriate setbacks. Present issues are the right-of-way, sidewalks, curb and gutter,
driveway, landscaping, and street trees. There could be a duplex going in. They will need to
make up the parking on site for the existing house. A condition that the access be shared by
the adjoining property owner if it were to be developed.
Wayne Grilley Annexation — Annexation south of town, east of Toyota. Public Works will
look into the cost of utilities. They want to go forward no matter what the cost. The
northeast side of the car dealership has a hydrant. Is the water main extended? The easement
may not be wide enough to extend the sewer main. Public Works will identify the hookups.
There is a structure on the property presently. They need to be advised of the impact fees
when they annex. We will recommend they remove the structure before they annex, and they
won't pay the impact fees until they build.
Mountain Visa Estates Phase 3 — they have a portion of the bike path paved. Curbs are in,
utilities are in. Need to pave the sidewalks, lights are in, no trees yet. Letter of approval
from Public Works. The proposed fire station is smaller than required and is a pork chop
shaped lot. Fire Chief Brodehl is comfortable with this project, and has approved the site per
Tom Jentz. They are not going to redesign the road.
Timberwolf - Preliminary Plat — is going to Council on Monday. Frank is requiring them to
do an entire storm water drainage study.
OTHER REPORTS:
Next Week's Meeting — Our meeting next week will still be at the present Planning
Department office.
Bluestone — went through, but a long alley is going to intersect with Treeline Road. The
alley will come to a dead end.
Aspen Creek Phase Two — General discussion was held. They need to improve their
temporary road to serve fire vehicles.
Glacier High School — James noted that the school and CTA contacted MDOT regarding the
condition for Final Plat that MDOT is okay with their final accesses.
