Approval of Minutes: Mark moved to approve the May 13 minutes; Janet seconded. Add
Russ to "Members Present' Approved 7-0.
Old Business:
Grease Monkey — 2322 Hwy 93 N - no new information, although there are some
internal issues between the developer and multiple tenants. Mark moved to table until
such time as new information is available. Tabled 7-0.
Sizzler — 115 Hutton Ranch Rd — discussed doors of trash enclosure. Will adjust parapet
and colors on Hwy side and add awnings. May get rid of metal grid on Hwy side.
Discussed landscaping, canopy on the corner. Add tall landscaping by the trash enclosure?
John moved to approve; Carol seconded. Approved 7-0.
New Business:
Dental Office — 1050 N Meridian; new freestanding sign — Small monument sign within
landscaped buffer area. Carol moved to approve; Bill seconded. Approved 7-0.
KRMC Pharmacy — 200 Conway — new freestanding sign, 6 ft tall. No representative is
present. Discussion on colors, including whether we should look at their specific color
choices. Appears to be internally lit. Assuming it will be near the highway. Can make
motion based on certain assumptions. John moved to approve. Russ seconded.
Approved 7-0.
Silverbrook — 115 W Monture.; new community center. Corey recused himself.
Chirstine presented. Rock wainscoting. Asphalt shingle. Includes a picnic shelter. Bill
moved to approve; John seconded. Approved 6-0.
MedSong — 2316 Hwy 93 N; new medical clinic; stated that Grease Monkey was not
approved by the developer's ARC, but they are. They will dress up the elevation by
increasing the pitch and fagade treatment. The portico will be to the north. Not square to
the property line to break up the overall appearance of the development. Brought in
landscape details. Functional fireplace. Committee would encourage more evergreens.
John moved to approve. Bill seconded. Approved 7-0.
Other Discussion:
Entrance Corridor standards — General discussion on billboards, signage, and the
geographic area subject to the standards. Will look at pages 1-7 for next time.
Architectural Review standards — follow-up on sustainability and conservation with site
and building design. There is enough in our current standards to start considering it with
the overall appearance and layout. Standards relating to type of construction would not
really fit in with architectural review. Possible to do a separate ordinance which could
cover that. For now, the committee can begin to include it as a factor in its consideration
of a project if so inclined.
