PERFORMANCE BOND REMINDERS:
Coffee Traders — We have a bond to cover their back area.
Moose's Saloon — They have posted a $2,700+ Cashier's Check. They are going to extend a little bit
of paving so there could be a back-up area and establish an ADA parking space. That should be done
early next week. Public Works will have Mark Crowley take a look at this.
OLD BUSINESS:
RDO Phase 2 (Phase 1 was only interior work) — Public Works has not received any response to
their comments yet. T. Jentz spoke with Leichti yesterday about the Nissan property. They will be
putting in an 8 ft. concrete commercial sidewalk. They will also be looking at straightening out the
pedestrian ramp. RDO will be on the agenda for next week.
Great Northern Dental — 85 Village Loop; new office. M. Johnson told Sorensen they have
received the geo-technical results and they will be having a meeting soon to discuss it. This will be on
the agenda for next week.
Casa Mexico — 1600 Hwy 93 S; addition to existing restaurant. P. Jentz stated Public Works has
received an incomplete submittal. We are waiting for their submittal fee to be paid. This will be on
the agenda for next week.
Owl View Landing — Sawyer Lane; new multi -family condos (8-plexes). Tabler sent out addresses
this week for this project. The sidewalk is right on the ROW line. There is a 10 ft. required setback
there. It is only 7 ft., and they are 3 ft. into the parking setback. The parking lot is paved and striped.
They will be filing the Plat soon. Discussion was held regarding the sidewalk and setback. Fincher
will have comments out by tomorrow. The clubhouse won't be going in until Phase 2. It will need to
be hydro seeded and they should put playground equipment there. Public Works will look into the
slope and depth of the pond. This will be on the agenda for next week.
Spring Prairie 4 (Shops 2) — 2244 Hwy 93 N; new tenant space. This is still tabled at ARC.
Nygren stated they will need sidewalk on the south side along with colored concrete where it crosses,
boulevard, etc., and sidewalk on the north side of the building. They want to maintain enough space
for a possible future drive-thru. They could adjust their property line down. This will be on the
agenda for next week.
NEW BUSINESS: None.
PLANNING OFFICE ITEMS: November Agenda
Rezoning — The 5 h and final phase of the B-3 rezone will be heard at the next meeting.
Southside Estates — annexation of 10 acres to the east. They are proposing residential apartment
zoning, RA-1, and then the western portion would be R-4, which is the same zoning in that area.
Downtown Parking — Nygren stated this past Tuesday, a number of City employees and others
walked the downtown area to view parking. We hope to add about 87 spots with angle parking,
including the 12 Wells Fargo spots and adding the six spots where the tree was in the Methodist Lot.
We will need to get together and put some street profiles together to figure out how the angled
parking will work. S. Turner is interested in changing some of the corners to provide clear triangle
areas. Discussion was held. This would eliminate 60-80 of the new parking spaces. This will be
going in front of the Council on Monday's Work Session.
OTHER REPORTS:
Westwood Park Bike Path — The loop that comes off the north end of Corporate, with Greenbriar
off to the west. Exhibits were handed out. This path is cutting through the property that is in the
flood plain per Breckenridge. They would like to relocate this to get it off the property and out of the
flood plain. This was originally an AE zone. Fincher has no problem with this being realigned as long
as they have the proper permissions or permits. They may bring in some fill if needed. The floodway
will need to be established with details worked out with DNRC. There is a 20' utility easement for
the force main that is a 6" line. Tabler is okay with this realignment. They will continue to work with
Sorensen on the flood plain issues.
