We are petitioning the Site Review Committee to consider a minor change to the outside of the building. This pertains to the North wing built in 1964. The whole floor has been purchased by a law firm that is in the process of a build out. They are on a fast track process and time is of the essence. (Please refer to design and artist rendering attached). The change is in regards to the East entrance of the North wing which had a small porch. This porch has been severely damaged due to freeze thaws and has cracked and leaked into the lower level interior doing much damage over the last 5 years. Efforts have been made to remedy the situation including pouring a veneer concrete layer, and adding drain holes into the original decorative (if you can call it that) block. But unfortunately, it was a band aid on a bad design. To actually secure the porch and weatherproof it; a solution by Lee Henning's architects was to enclose the porch. This seemingly created an issue with added square footage of about 230 SF which requires about another Y2 parking space (1 per 400SF). That could be easily remedied by rotating a row of parking to be 90 degrees to that East side of the North wing, instead of the angled parking which was originally designed. This is all said and good, however, because of another circumstance, there is need to present this situation to the Site Review process. The coffeehouse was originally designed to be built on the existing foundation which was substantial. However after consulting the building department and 3 different engineers, no consensus could be made. So in an effort to keep moving forward, the existing foundation was removed and replaced with a new approved foundation design. It is about 6 inches larger on North to South and 8 inches larger East to West. This accommodated the concrete forms and building around existing features such as the FEC Pad mount, FEC power pole and existing underground tunnel entrance from the main building. Much effort was put forth to maintain the original building footprint and design. This change however, increased the footprint by 123.5 SF. This again requires and additional portion of a parking space. A few remedies are available. A garage was designed into the interior of the coffee house which would house on full size vehicle including service vehicles. It also subtracts usable square footage from the building footprint. This design was made with the last two sets of plans proposed to the building department. If this could be counted as a parking space and subtraction of interior space is considered, along with the porch enclosure and redesign of a few parking space orientations, we believe that this should solve both issues being reviewed. A signed petition from neighbors is included for your consideration regarding the Law firm and it's acceptance as part of complimentary addition to the project. (Please see attached letter). I understand that the law firm of Henning & Keedy has purchased the entire North part of the East Side Brick Building. I also understand that Henning & Keedy would like to enclose the porch area located on the Southeast portion of the section they purchased, adding appro�mately 200 square feet more to their office space. I have no objection to Henning & Keedy's plans to enclose this porch area and respectfully request that the City grant Henning & Keedy a building permit to do so.
