Hear the Public: James Freyholtz is the new Traffic Engineer at M.D.O.T. in the Kalispell area
who will be helping out Steve Herzog.
Performance Bond Reminders: The completion date is approaching for Ashley Park Phase 8
and Mountain Vista Phase 1.
OLD BUSINESS:
Eastside Brick — Vince Padia and Eric Berry (Courthouse East) — Public Works needs their
drainage calculations. Tom Able has been in contact with Public Works. Parking is okay if
they do the revisions we discussed last summer. There will be a 5' landscape buffer between
the sidewalk and parking. Fire flows are good. Need Landscaping Plan. There are 12
properties with property lines and utility lines that may have Public Works, Fire and Building
Code issues. They thought it was covered by the PUD overlay, but that only covers zoning
issues. We will need to meet internally on this. They will redo the Lighting Plan. We need
updated plans. They will need to bond or have a Letter of Credit for the infrastructure,
supported by an engineer's estimate.
NEW BUSINESS:
None.
PLANNING OFFICE ITEMS:
Western Automotive Commercial Park — Western Automotive Transport — along Highway
93 South near Kelly Road across from Murdoch's. Coming into City for sewer and water and
requesting annexation and B-2 zoning. They will be building 5-6 buildings with parking lots.
Discussion was held regarding the wholly surrounded land it would create to the north. The
general consensus was to support this.
Glacier Valley Villages — Highway 93 on the west side next to Ponderosa Estates. There
will be 20 resident units, townhouses, and an assisted living center. James Freyholtz from
MDOT said they are having a meeting tomorrow on that area of Highway 93 and will be
discussing frontage roads and other access. The right in, right out only access was discussed.
Everyone was concerned about access. They have completed an impact study.
The Meadows — Four Mile Drive, multi -family residential. Their infrastructure is fine. They
will have significant access issues for Fire. They could put in access roads, make the building
smaller, or sprinkler the building. Sean will have Bruce Lutz contact Ray.
OTHER REPORTS:
House Move — There is a house move scheduled for Monday, January 22"d. They will be
moving from 226 Willow Glen to 1045 — 6th Avenue West.
Murdoch's —They are putting in a greenhouse just north of their existing building. The FAA
height will need to be signed off on by Fred Leistiko. This will be approximately 7,500 sq. ft.
This will be on the agenda for next week.
